A clear strategy. And the thinking behind it.

Selling a property well requires more than a plan at the beginning. A strong campaign is actively managed from start to finish.

We prepare carefully, establish the strategy, watch how the market responds, follow up thoroughly and use that information to determine what happens next.

My clients should always know what I recommend - and, just as importantly, why.
Because good advice should bring clarity and confidence to every decision.

8,000+ properties for sale in Perth. We haven’t seen this level of stock since 2022.

According to REIWA, there were 8,013 properties listed for sale across Perth in the week ending 4th October. That’s a significant change from the extremely tight levels of stock we became accustomed to throughout 2025 and earlier this year.

But more listings doesn’t automatically mean bad news for the property market.

Part of what we’re seeing is a return towards more normal conditions. New listings have largely returned to their longer-term averages, while properties are taking longer to sell and buyers have more time and choice than they did when stock was exceptionally low.

For buyers, that can mean being able to inspect more than once, compare properties and make a more considered decision.

For sellers, it means the market is becoming more competitive.

Your home is no longer one of only a handful a buyer may be considering. Pricing, presentation, positioning and understanding what else is available to your buyer all become increasingly important.

And 8,000 listings across Perth certainly doesn’t mean every suburb, price point or property type is experiencing the same conditions.

That’s where I think the headline number needs context.

More stock isn’t necessarily a bad market, it’s a different market... and understanding where your property sits within it is what matters!

Who says low-maintenance living means compromising on outdoor space?
Freshly painted and ready to enjoy, this 3-bedroom home offers easy lock-up-and-leave living with a spacious, private courtyard and modern covered patio - perfect for entertaining, relaxing or enjoying time with pets and loved ones.

WHAT I’M SEEING | More time to decide 🏡

Something subtle is changing in the way people are making property decisions.
With a little more choice and a little less urgency, people are taking their time. Coming back for a second look, asking more questions and properly considering whether a home is right for them.

But more time doesn’t necessarily mean less interest.

We’re still seeing strong engagement and competition- people are simply arriving at their decisions in a more considered way.
It’s a subtle shift, but an interesting one to watch as the market continues to evolve.

✨ Under Offer!

Sometimes the right buyer is there from the very beginning.
When this property launched online, a young couple were among the very first to enquire. Just two weeks later, they’re celebrating securing their first home!

Throughout the 14-day Set Date Sale campaign, we held six viewings, giving buyers plenty of opportunity to inspect, ask questions and make considered decisions.

As the market changes and buyers have more choice, keeping people engaged throughout the process matters more than ever.

A clear strategy, consistent communication and thorough follow-up all played their part in bringing this sale together.

A wonderful outcome for my sellers, and an exciting new chapter for two very happy first-home buyers.

✨ Under Offer!
As the market changes, strategy and process matter even more.
With similar properties nearby spending longer on the market, we ran a focused two-week Set Date Sale campaign- four home opens, clear communication and thorough follow up with every interested buyer.

By closing day, we had one offer.
But it was strong, clean and genuine- from a first home buyer who had been given the time and information to make a confident decision.

Despite being thousands of kilometres away on closing day, she was able to negotiate remotely and secure her very first home.

A strong result for my seller. An exciting first home for the buyer.
And a good reminder that in an uncertain market, you don’t necessarily need more buyers. You need the right strategy to identify, engage and give the right buyer confidence to act.
