South East Queensland is certainly getting its fair share of wet weather!

While some areas are experiencing heavier conditions than others, it's a timely reminder for everyone to keep an eye on their homes and look after one another.

A few little wet weather reminders:

Check ceilings and walls for signs of water leaks.

Run your air conditioner on DRY mode (if available) and keep those filters clean to help combat humidity and mould.

Keep bathroom exhaust fans running after showers to reduce moisture.

Check accessible outdoor drains for leaves and debris when safe.

Keep an eye on swimming pool water levels.

Watch for fallen branches, water pooling and storm damage.

Why does The Block always end at auction? 🔨

After weeks of renovating, styling and marketing, everything builds towards one date.

And that's one of the things we like about auction campaigns too.

In today's market, auction isn't necessarily about expecting buyers to battle it out.

It's about bringing the campaign to a point.

We market the property, gather buyer feedback, understand where the market sees value and give interested buyers a clear timeframe to make a decision.

The mistake is dismissing it too quickly simply because it arrived early.

I’d look beyond the number.

Who is the buyer?
How strong is their position?
Why do they want the property?
And what does their offer tell us about how the market is responding?

Not every renovation adds value when it comes time to sell.

In Capalaba, buyers are often looking for space, functionality and a home that feels right for their lifestyle. Removing a bedroom, spending heavily on finishes that may not appeal to everyone or stripping away original features can actually work against you.

Before you renovate, think about how the next buyer will see the home, not just how you want to live in it today.

If selling could be on the horizon, get advice before you spend. The right changes can add value. The wrong ones can be very expensive to undo.
