Is it...
A high-tech beach house of glass and steel. A forest retreat with timber floors and deep, cool verandahs. A rustic villa of rendered brick, classy yet casual. A cottage, traditional, with steep pitched roof and high ceilings. Or maybe something altogether different, an exceptional mix of materials creating a Grand Design – high set, with sweeping open spaces capturing breezes and panoramic views, with vaulted ceilings and highlight windows.

Custom home or house and land package? Two different routes to the front door, and both have their place. Here's how to think about it. ✏️

Both approaches have delivered stunning homes for our clients over 40 years. Understanding the difference is the first step in choosing well.

🏡 𝗔 𝗵𝗼𝘂𝘀𝗲 𝗮𝗻𝗱 𝗹𝗮𝗻𝗱 𝗽𝗮𝗰𝗸𝗮𝗴𝗲. Land and a chosen floorplan paired together, often on a new estate like our latest projects in Lennox Head, NSW. Predictable pricing, a shorter design phase, and a familiar path from contract to handover. A great option when the block is straightforward, the timeline matters, and one of the available designs fits how you live.

🏗️ 𝗔 𝗰𝘂𝘀𝘁𝗼𝗺 𝗵𝗼𝗺𝗲. A design drawn from scratch for your block, your brief and how you actually live. Every room proportioned, every window placed, every material chosen to suit the site, the aspect and your family. Longer in design, more considered on site, and one of a kind when it's done.

𝗪𝗵𝗶𝗰𝗵 𝗳𝗶𝘁𝘀 𝘆𝗼𝘂𝗿 𝗯𝗹𝗼𝗰𝗸.
A sloping site, a narrow lot, a knockdown rebuild on an established street, or a view worth designing around, all point towards a custom build. A gentle flat block on a newer estate, can lend itself beautifully to a package build.

𝗪𝗵𝗶𝗰𝗵 𝗳𝗶𝘁𝘀 𝘆𝗼𝘂𝗿 𝗯𝗿𝗶𝗲𝗳.
If the way you live sits comfortably inside a standard four-bed, two-bath layout, a package can deliver a lovely home at a competitive price. If the brief involves flexibility, forever-home thinking, or details that matter more than the average, that's where a custom design really delivers its value.

At Anstey Homes we offer both, so the right conversation is which suits your block, your brief and your timeline. Book a complimentary consultation and our friendly team will help you land on the perfect route for your build. 📱 0455 039 675 or 📩 [email protected]

𝗕𝗮𝗿𝗲 𝗳𝗲𝗲𝘁, 𝗮 𝘄𝗶𝗱𝗲-𝗼𝗽𝗲𝗻 𝘀𝘁𝗮𝗰𝗸𝗲𝗿, 𝗮𝗻𝗱 𝗼𝗻𝗲 𝘀𝗲𝗮𝗺𝗹𝗲𝘀𝘀 𝘀𝘁𝗲𝗽 𝗳𝗿𝗼𝗺 𝘁𝗵𝗲 𝗸𝗶𝘁𝗰𝗵𝗲𝗻 𝗯𝗲𝗻𝗰𝗵 𝘁𝗼 𝘁𝗵𝗲 𝗱𝗲𝗰𝗸. Indoor-outdoor flow is a details game. 👣

The look is easy. The engineering behind it is where a great connection between inside and out is actually made.

🚪 𝗦𝘁𝗮𝗰𝗸𝗲𝗿 𝘃𝘀 𝗯𝗶𝗳𝗼𝗹𝗱. Stackers slide behind one another for a cleaner opening and a slimmer sightline. Bifolds concertina neatly and free up more of the corner. The perfect one for you depends on the room, the view and how you actually use the space day to day.

📏 𝗧𝗵𝗿𝗲𝘀𝗵𝗼𝗹𝗱 𝗱𝗲𝘁𝗮𝗶𝗹𝘀 𝘁𝗵𝗮𝘁 𝘀𝗶𝘁 𝗳𝗹𝘂𝘀𝗵. A recessed track and a flush transition between the inside floor and the deck outside turn a step into a seamless line. It feels generous, cleans easily and photographs beautifully.

🪵 𝗙𝗹𝗼𝗼𝗿𝗶𝗻𝗴 𝘁𝗵𝗮𝘁 𝗰𝗮𝗿𝗿𝗶𝗲𝘀 𝘁𝗵𝗿𝗼𝘂𝗴𝗵. Whether its timber inside meeting the same tone timber decking outside, or a large-format tile that continues across the threshold, when flooring carries through, the eye sees one long room instead of two connected ones.

📐 𝗟𝗲𝘃𝗲𝗹 𝘁𝗿𝗮𝗻𝘀𝗶𝘁𝗶𝗼𝗻𝘀 𝗱𝗿𝗮𝘄𝗻 𝗶𝗻 𝗲𝗮𝗿𝗹𝘆. On a sloping block, matching the alfresco to the back door is a slab-height decision made at the drawing table, months before the pour.

🌦️ 𝗪𝗲𝗮𝘁𝗵𝗲𝗿𝗽𝗿𝗼𝗼𝗳𝗶𝗻𝗴 𝘂𝗻𝗱𝗲𝗿 𝘁𝗵𝗲 𝗰𝗹𝗲𝗮𝗻 𝗹𝗶𝗻𝗲. Sub-sill drainage, correctly graded thresholds and eave depth all work together to keep the inside beautifully dry, year-round.

Done well, it all disappears into one clean line. That's the mark of considered detailing.

Block shopping this spring? 🤔 The block you buy shapes the home you build more than any other decision you'll make.

A little planning before you sign can save you a great deal later. Here are five things to keep top of mind when looking for your patch of paradise:

𝟭. 𝗢𝗿𝗶𝗲𝗻𝘁𝗮𝘁𝗶𝗼𝗻. Walk the block at 10am and 3pm. A north-facing rear opens up plenty of extra passive design possibilities.

𝟮. 𝗧𝗵𝗲 𝗳𝗮𝗹𝗹. Depending on your preferred floorplan, a gently sloping block can provide unique opportunities over and above a perfectly flat one. A steep fall opens up split-levels, layered decks and dramatic outlooks.

𝟯. 𝗦𝗼𝗶𝗹, 𝗲𝗮𝘀𝗲𝗺𝗲𝗻𝘁𝘀 𝗮𝗻𝗱 𝗼𝘃𝗲𝗿𝗹𝗮𝘆𝘀. Soil class, easements running through the block, and any bushfire, flood or vegetation overlays all shape your home's footprint. The planning certificate lays all of this out. Ask the agent for a copy early on.

𝟰. 𝗧𝗵𝗲 𝘀𝘁𝗿𝗲𝗲𝘁𝘀𝗰𝗮𝗽𝗲. Powerlines, streetlights, mature trees on the verge and the height of the neighbour's roof all shape the design you can put on the block, so don't forget to look up!

𝟱. 𝗧𝗵𝗲 𝘃𝗶𝗲𝘄, 𝘁𝗵𝗲 𝗯𝗿𝗲𝗲𝘇𝗲, 𝘁𝗵𝗲 𝗮𝘀𝗽𝗲𝗰𝘁 𝗼𝘂𝘁𝘄𝗮𝗿𝗱. Which windows will capture the best view? Where will the afternoon sea breeze sweep in from? Which corner of your block has the potential to hold your best living room?

💡A builder's eye at inspection stage shapes everything that follows. If there's a block you're excited about, send us the address and we'd love to walk it with you. 📩 [email protected]

𝗦𝘁𝗼𝗿𝗺 𝘀𝗲𝗮𝘀𝗼𝗻 𝗱𝗲𝗹𝗶𝘃𝗲𝗿𝘀 𝘄𝗮𝘁𝗲𝗿 𝗯𝘆 𝘁𝗵𝗲 𝘁𝗮𝗻𝗸𝗳𝘂𝗹. A well-designed home catches it, channels it, and puts it to work. 💧

The subtropical downpours from October to March give a home a real workout, and a build that's ready for them starts on the drawing board.

🌧️ 𝗥𝗼𝗼𝗳𝘀 𝘀𝗶𝘇𝗲𝗱 𝗳𝗼𝗿 𝘁𝗵𝗲 𝗿𝗮𝗶𝗻 𝘄𝗲 𝗮𝗰𝘁𝘂𝗮𝗹𝗹𝘆 𝗴𝗲𝘁. Gutters, downpipes and stormwater lines specified for the intensity of a Northern NSW or SEQ storm. The difference is a house that sheds a summer downpour without missing a beat.

💦 𝗥𝗮𝗶𝗻𝘄𝗮𝘁𝗲𝗿 𝗵𝗮𝗿𝘃𝗲𝘀𝘁𝗶𝗻𝗴 𝗯𝘂𝗶𝗹𝘁 𝗶𝗻. A slimline tank tucked down the side, or an underground tank on a larger block, plumbed to the laundry, toilets and garden. The rain that falls on your roof does the work of your council water bill through the wettest months of the year.

🌱 𝗦𝗶𝘁𝗲 𝗱𝗿𝗮𝗶𝗻𝗮𝗴𝗲 𝘁𝗵𝗮𝘁 𝗿𝗲𝘀𝗽𝗲𝗰𝘁𝘀 𝘁𝗵𝗲 𝗹𝗮𝗻𝗱. Swales, absorption pits and permeable paving keep water on the block, away from the slab and out of the neighbour's yard. On a sloping site this is crucial design work.

🏡 𝗠𝗮𝘁𝗲𝗿𝗶𝗮𝗹𝘀 𝘁𝗵𝗮𝘁 𝗹𝗶𝗸𝗲 𝗮 𝘄𝗲𝘁 𝗰𝗹𝗶𝗺𝗮𝘁𝗲. Cladding with good drying detail, subfloor ventilation, flashings that account for wind-driven rain. Small choices that hold a home together through decades of storm seasons.

A water-smart home turns three months of downpours into a valuable resource, and looks better for it too!

If your build is heading into design over spring, we'd love to walk through your block and its water story with you. 📩 [email protected]

Natural light is the one finish every beautiful home shares, and it's decided at the drawing board. ☀️

Great daylight is drawn in from the very first line, and it's one of the choices with the biggest return on how a home feels every day.

☀️ 𝗢𝗿𝗶𝗲𝗻𝘁𝗮𝘁𝗶𝗼𝗻 𝗳𝗶𝗿𝘀𝘁. As spring brings longer days and summer approaches, north-facing living spaces make the most of natural daylight. Where the block allows it, this orientation welcomes light throughout the day with less exposure to the intense afternoon sun from the west.

🪟 𝗪𝗶𝗻𝗱𝗼𝘄𝘀 𝘀𝗶𝘇𝗲𝗱 𝘁𝗼 𝘁𝗵𝗲 𝗿𝗼𝗼𝗺. Full-height glazing where the view and the aspect make the most of them, generous sill-to-head proportions elsewhere. A window sized to the wall it sits in feels calm and considered.

🏛️ 𝗩𝗼𝗶𝗱𝘀 𝗮𝗻𝗱 𝗰𝗹𝗲𝗿𝗲𝘀𝘁𝗼𝗿𝘆 𝗴𝗹𝗮𝘀𝘀. A double-height void with high windows pulls daylight into the deepest part of the home. It's the move that makes a two-storey home feel bright on the ground floor.

🌤️ 𝗦𝗸𝘆𝗹𝗶𝗴𝗵𝘁𝘀 𝗶𝗻 𝘁𝗵𝗲 𝗿𝗶𝗴𝗵𝘁 𝘀𝗽𝗼𝘁𝘀. Velux skylights above a hallway, over a stair, or in an ensuite completely change how those spaces read. Bathroom skylights are having a moment, and rightly so. Drayton Terrace in Mermaid Waters uses one over the main ensuite to lovely effect.

🪞 𝗥𝗲𝗳𝗹𝗲𝗰𝘁𝗶𝘃𝗲 𝘀𝘂𝗿𝗳𝗮𝗰𝗲𝘀. Pale floors, matt white ceilings and a large mirror opposite a window multiply the light you already have. Small moves, real impact.

Bright rooms come from savvy decisions, made long before even a drop of paint touches the wall.

The spaces around us shape more of our lives than we realise. There's real magic in a home designed to make you feel at ease as soon as you walk through the front door. Here’s how we love to see it unfold:

🌿 𝗔 𝘁𝗵𝗿𝗲𝘀𝗵𝗼𝗹𝗱 𝘁𝗵𝗮𝘁 𝗺𝗮𝗿𝗸𝘀 𝘁𝗵𝗲 𝗮𝗿𝗿𝗶𝘃𝗮𝗹. A landing space at the front door, somewhere to set the keys and the bag down, provides a moment of transition between the outside world and the place you call home.

☀️ 𝗥𝗼𝗼𝗺𝘀 𝗳𝘂𝗹𝗹 𝗼𝗳 𝗻𝗮𝘁𝘂𝗿𝗮𝗹 𝗹𝗶𝗴𝗵𝘁. There's a reason we all gravitate to the sunniest chair in the house. Daylight lifts mood and settles the body's rhythms, so orienting living spaces to the north and sizing windows generously is one of the most restorative moves a design can make.

🛁 𝗔 𝗿𝗲𝘁𝗿𝗲𝗮𝘁 𝗷𝘂𝘀𝘁 𝗳𝗼𝗿 𝘆𝗼𝘂. A calm main bedroom placed away from the liveliest zones, with soft acoustics, considered lighting and a view outward. A room that truly becomes a retreat to unwind in.

🌱 𝗔 𝘃𝗶𝗲𝘄 𝘁𝗼 𝗻𝗮𝘁𝘂𝗿𝗲. A pretty courtyard, mature tree framed in a window, or a strip of native planting outside the kitchen sink brings the outdoors into your day.

🎨 𝗔 𝗽𝗮𝗹𝗲𝘁𝘁𝗲 𝘁𝗵𝗮𝘁 𝗿𝗲𝘀𝘁𝘀 𝘁𝗵𝗲 𝗲𝘆𝗲. Warm neutrals, timber, natural stone, plaster. Materials that ask nothing of you and hold up over time.

Small design decisions, chosen with care, add up to a home that feels calm the moment you walk in.

𝗧𝗵𝗲 𝗯𝗲𝘀𝘁 𝗿𝗼𝗼𝗺 𝗶𝗻 𝗮 𝗰𝗼𝗮𝘀𝘁𝗮𝗹 𝗵𝗼𝗺𝗲 𝗺𝗶𝗴𝗵𝘁 𝗻𝗼𝘁 𝗵𝗮𝘃𝗲 𝘄𝗮𝗹𝗹𝘀 𝗮𝘁 𝗮𝗹𝗹. Alfresco season is officially open. 🌿

An alfresco space designed as a proper room, changes how a coastal home lives through the warmer months.

☀️ 𝗢𝗿𝗶𝗲𝗻𝘁 𝗶𝘁 𝗹𝗶𝗸𝗲 𝗮 𝗹𝗶𝘃𝗶𝗻𝗴 𝘀𝗽𝗮𝗰𝗲. East for a long morning breakfast in the sun, or shaded from the western afternoon glare. The direction the alfresco faces decides whether you're using it at 4pm in January.

💨 𝗖𝗲𝗶𝗹𝗶𝗻𝗴 𝗳𝗮𝗻𝘀 𝗮𝗿𝗲 𝗻𝗼𝗻-𝗻𝗲𝗴𝗼𝘁𝗶𝗮𝗯𝗹𝗲. Two large-diameter fans move more air than four small ones and look far better doing it. Wire the switch beside the sliding door where it’s close at hand.

🍸 𝗦𝗲𝗿𝘃𝗲𝗿𝘆 𝘄𝗶𝗻𝗱𝗼𝘄𝘀. A generous servery from the kitchen bench transforms how you host. Drinks and platters pass out, plates and glasses come back in, and the cook can remain the star of the show.

🌧️ 𝗪𝗲𝗮𝘁𝗵𝗲𝗿 𝗽𝗿𝗼𝘁𝗲𝗰𝘁𝗶𝗼𝗻 𝗳𝗼𝗿 𝗿𝗲𝗮𝗹 𝘂𝘀𝗲. Deep enough eaves to protect the outdoor lounge from summer storms, and cafe blinds or louvres for evenings when the breeze turns cool.

🪑 𝗙𝘂𝗿𝗻𝗶𝘁𝘂𝗿𝗲-𝗿𝗲𝗮𝗱𝘆 𝗽𝗿𝗼𝗽𝗼𝗿𝘁𝗶𝗼𝗻𝘀. An alfresco room designed around a cosy lounge setting, dining table to seat eight and a barbecue lives beautifully when the proportions are planned in from the start. Measure the furniture you love and draw the room around it.

Consider these five principles at the design stage and alfresco space can deliver even more from your home than you'd expect.

Trends shaping the coast right now: gable rooflines, balconies over the water, battened facades and palettes drawn from the sand. 🏡

There's a distinct look emerging along our stretch of coast, and it's a lovely one to design for.

🏛️ 𝗚𝗮𝗯𝗹𝗲 𝗿𝗼𝗼𝗳𝗹𝗶𝗻𝗲𝘀. The pitched roof is back in a big way. It gives a facade real presence from the street, opens the ceiling volume inside, and lends itself to raked ceilings, exposed beams and high clerestory glass. Drayton Terrace in Mermaid Waters and our Freda Street project in Ashmore both put it to work.

🌊 𝗕𝗮𝗹𝗰𝗼𝗻𝗶𝗲𝘀 𝘁𝗵𝗮𝘁 𝗰𝗮𝘁𝗰𝗵 𝘁𝗵𝗲 𝘃𝗶𝗲𝘄. Upper-level decks designed to reach out over the block, generous enough to sit and dine on, and oriented to the water where the site allows. A living room outdoors, not an afterthought bolted to the front.

🪵 𝗕𝗮𝘁𝘁𝗲𝗻𝗲𝗱 𝗳𝗮𝗰𝗮𝗱𝗲𝘀. Vertical timber battens are a signature detail on new coastal builds. They soften large elevations, add rhythm and texture, and frame entryways and window banks with real presence.

🎨 𝗖𝗼𝗹𝗼𝘂𝗿𝘀 𝗱𝗿𝗮𝘄𝗻 𝗳𝗿𝗼𝗺 𝘁𝗵𝗲 𝘄𝗮𝘁𝗲𝗿. Warm whites, driftwood greys, deep charcoals and the occasional soft sage. Palettes that sit easily against the sky and vegetation, and age gracefully in coastal light.

Every one of these details started with a real design conversation on a real block. Trends look great in a magazine, and they earn their place on a build when the site, the orientation and the client's brief all agree.

Planning a coastal build for 2027? Take a look through our portfolio and see how these details come together in some of our recent projects. 🔗 ansteyhomes.com/portfolio
