As handover approaches, many homeowners plan driveways, landscaping, entertaining areas and pools.
But poorly planned external works can lead to expensive disputes and even affect your builder's structural warranty if they cause damage to your home.
Here are five things every homeowner should know BEFORE starting external works!
1. DOES CONCRETE PAVING NEED STEEL MESH?
Not always! AS 3727.1:2016 allows some pedestrian-only paving without reinforcement, subject to conditions including joint spacing and panel shape.
Irregularly shaped sections, long narrow panels and wider joint spacing can require reinforcement.
Our photos show mesh resting on the prepared surface beside poured concrete, raising questions about its support and final position.
Mesh helps control cracking, but only when correctly positioned inside the concrete.
2. WHY ARE CONTROL JOINTS IMPORTANT?
Concrete naturally shrinks and moves. Properly planned joints help manage cracking.
Even reinforced paving needs appropriate joints. If decorative pavers are bonded over concrete, movement must also be accommodated through the finished paving.
3. WHERE WILL RAINWATER GO?
Paving needs suitable slopes and drainage. Water directed towards your home, trapped against walls or allowed to collect near foundations can cause serious problems.
Poorly designed external works may also affect structural warranty claims where they contribute to building damage.
4. WHAT ABOUT POOL WASTEWATER?
Pool backwashing, cleaning and emptying can produce wastewater requiring approved disposal.
Don't assume pool wastewater can discharge into stormwater drains. Pool companies like to write drainage by owners for a reason.
5. WHAT ARE YOU ACTUALLY PAYING FOR?
Before signing, request written specifications covering:
✅ Concrete thickness and reinforcement
✅ Control joints and drainage
✅ Paving materials and installation
✅ Contracts, warranties and responsibilities
✅ Drainage and who is responsible.
Research your contractor, ask questions and consider drainage options.
Protect your investment before problems are hidden beneath the surface.
