The median house in Brisbane is now worth $1,146,078. Perth is at $1,017,734 and Melbourne at $915,119, according to Cotality's September figures.

So if your budget is under $600,000, where do you look?

The answer is the smaller regional cities and country towns. Shepparton's median dwelling value is $553,202. In the Latrobe Valley it is $519,743. Regional homes also earn a gross rental yield of 4.3%, against 3.7% in the capitals.

Despite what you read in the media, property values are still ahead. Yes, Australian home values have fallen five months in a row, according to Cotality. But they are still up 2.7% on a year ago.

Rents went the other way. They rose 5.7% in the year to August, about $38 a week on the national median.

Lower prices and higher rents mean better yields. The national gross rental yield hit 3.79% in August. You have to go back to September 2019 to find it this high.

In March 2026, the Cairns region had a rental vacancy rate of 0.76%, according to Realestate Investar. That means fewer than one in every hundred rental homes was empty.

Tourism, the airport and a $181 million hospital expansion bring workers to the city. Many of them rent. In the beach village of Palm Cove, unit rents rose 8.69% in a year.

On a DHA lease, the tenant is arranged by Defence Housing Australia, the government body that houses Defence force families. It rents your property on a long, fixed lease, at a rent that is set and rises with CPI each year.

The part investors like most: the rent is guaranteed by your contract with DHA and paid for the full term whether the home is occupied or not. No vacancy gaps for the length of the lease, and DHA manages the property and restores it at the end.

There is a trade for that certainty, and we explain it in the article. For the right buyer, steady and hands-off is exactly the point.

Most investors hear "duplex" and picture two incomes. So they price the whole building, work out it is most of a million dollars, and put the idea away for another few years.

A half duplex is one side of that building, on its own title. One tenant, one rent, and roughly half the buy-in. It sits in ordinary residential lending, assessed like any other house.

There is a trade-off, and we explain it in the article. For the right buyer, it is well worth it.
