Australia’s rental market is slowing down, but Adelaide is bucking the trend. 🏡
Rental growth is losing momentum across the country, but Adelaide is telling a different story.
According to Cotality’s September 2026 Quarterly Rental Review, national rents increased by just 0.5% over the quarter, compared with 1.6% in the previous quarter.
Here in Adelaide, however, rents increased by 1.7% over the same period, while the vacancy rate remained the lowest of any capital city at just 1.4%.
That makes Adelaide Australia’s tightest capital city rental market.
But while rental demand remains strong, these figures also highlight the ongoing challenges around housing affordability.
Across Australia, rising living costs and rental pressures are influencing where and how people choose to live.
For Adelaide landlords, understanding these changing conditions is important. Rental demand may remain high, but realistic pricing and tenant affordability still matter.
That’s where local market knowledge becomes invaluable.
Whether you’re reviewing the rent on your current investment property or considering your next purchase, having accurate, up-to-date advice can help you make informed decisions.
