While you were deciding, this was already done.

An investor asked what my Redwood Park listing would rent for. I sent my AI one line.

It pulled the rental estimate from RP Data (about $660 a week), checked the three-bedroom rentals nearby, wrote him a reply with the price guide and the open home, and sent it from my email.

Adelaide dwellings returned 10.2% over the year to September 📊

That’s Cotality’s total return figure. It counts the change in value plus the rental income.

Values alone are up 6.5% on the year. But they fell 1.3% in September and 2.7% over the quarter. Growth is slowing.

When growth slows, the rent side of the return does more of the work. That’s why I’d never judge an investment property on price growth alone. Look at what it earns while you hold it.

Inflation is still sitting above the Reserve Bank’s target 📊

Trimmed mean inflation held steady at 3.6% in July. The RBA’s target band is 2-3%. Annual CPI eased to 3.5%, but the measure the RBA watches closely didn’t move.

On 29 September the RBA raised the cash rate to 4.60%. It’s the fourth rise this year and the highest since 2011.

If you’re buying, I’d plan your repayments on today’s rate, not on a cut you’re hoping for. If you’re selling, expect buyers to be doing the same sums.
