Surround yourself with the right team.

Your property alone does not do the work. The people around you do.

A good team stands on the site with you.
They say what can be done.
They also say what should not.

That is the environment an investment needs.

The cash rate is now 4.60%.

The RBA lifted it by 0.25 percentage points today. The vote was unanimous.

Inflation is still above the 2 to 3% target. The trimmed mean was 3.6% in the year to July.

The Board said it will lift again if it has to.

A higher rate is a holding-cost problem.
Time on a site now costs more.

Just because it can be done doesn't mean it should be.

This is a basic calculator. It does not include the other important development costs.

It only looks at the levers that move the development side the most.

Building a new house in Adelaide now costs 8.5% more than it did a year ago. Across Australia it's 5.9%.

That rise came from fuel, freight and labour. Fuel spikes pushed up transport and materials like PVC, and bricklayers, carpenters and concreters are still hard to find.

The RBA has already raised rates three times this year, taking the cash rate to 4.35%. On Tuesday it decides whether to go again.

A higher cash rate doesn't make a truckload of timber or a bricklayer's day any cheaper. It adds finance costs on top.

Projects that no longer stack up don't start.
Fewer starts now means less supply later.
And less supply keeps pressure on prices and rents.

Rate rises can cool demand.

Is it really over the SA market?

SA approved more homes last year than it actually built.

That gap is why the shortage is still here.

In 2025, South Australia approved 15,011 dwellings, up 20% on 2024.
14,818 were started, up 24%.
13,517 were finished, up 14%.

About 1,500 more homes were approved than completed.

Approvals are a permit. Completions are a house someone can live in. Adelaide’s rental vacancy was still about 0.7% in May. The state target is 13,500 homes a year, and we only just cleared that in 2025. The National Housing Accord still has SA behind the 2029 pace.

More paper in the system does not house people.
