- In-Unit Maintenance: Landlords cover major repairs (MEP/AC/structural under Law 26). Tenants usually cover minor fixes (typically under AED 500).
- Master Community Fees: Paid by landlords for community infrastructure (e.g., parks, roads, security).

2️⃣ Utilities & District Cooling
- DEWA & Housing Fee (5%): Paid directly by the tenant (landlord pays DEWA during vacancies).

Dubai’s rental market closed August 2026 on a strong note, recording 92,530 total transactions valued at AED 46.15 billion, according to the latest Dubai Land Department (DLD) data.
