Looking for a home in Abu Dhabi?

Al Reef might be worth exploring.

Located near Zayed International Airport and Yas Island, this established community offers apartments, villas and everyday conveniences.

But what do the prices look like?

According to Bayut’s H1 2026 Abu Dhabi Sales Market Report, the average advertised asking price for ready apartments in Al Reef was AED 1,065 per square foot.

Average asking prices included:

Studio — AED 690,000
1-bedroom — AED 895,000
2-bedroom — AED 1,220,000

Beyond the numbers, Al Reef offers parks, swimming pools, supermarkets and access to nearby schools and healthcare facilities.

It may appeal to buyers looking for a practical residential community at a more accessible price point.

But remember, the property itself matters just as much as the location.

Always compare its condition, maintenance costs and recent local sales before making a decision.

Dubai’s latest property sales figures are here.

And the numbers tell an interesting story.

According to DXBinteract, Dubai recorded 2,579 direct property sales worth AED 8.4 billion during 12–18 October 2026.

Compared with the previous week:

Sales value increased 18.38%.

The number of transactions increased 3.33%.

But the reported price-per-square-foot measure declined 0.4%.

So what does this mean?

A rise in total sales value does not automatically mean property prices are rising.

The types of properties sold can make a difference.

For buyers, the important thing is to compare recent sales in the specific community you are considering.

Market numbers provide context.

The right property decision needs a closer look.

Dubai rents are falling by as much as 22% in some communities. But is the rental market finally shifting in favor of tenants?

For years, Dubai tenants faced rising rents, limited choices, and tough negotiations.

Now, reported asking-rent reductions across selected communities suggest the balance may be starting to shift.

Here’s what the October 2026 market snapshot reveals:

Dubai Marina: ↓ 17%
Downtown Dubai: ↓ 22%
Arabian Ranches: ↓ 19%
Meydan: ↓ 17%
JVC: ↓ 15%
Business Bay: ↓ 13%
MBR City: ↓ 15%
Dubai South: ↓ 12.5%

But here’s what most people overlook.

Falling asking rents don’t necessarily mean Dubai’s entire rental market is declining.

The real story is more complex.

New supply, competition between landlords, property condition, building quality, and tenant preferences can create very different rental trends, even within the same neighborhood.

For tenants, this could mean more negotiating power.

For landlords, it means pricing realistically rather than relying on yesterday’s market.

For investors, it reinforces one important lesson:

Rental yield projections should be based on current market evidence, not assumptions about endless rental growth.

These figures reflect reported asking-rent comparisons for selected property segments, not a market-wide rental index or confirmed changes in every tenancy.

Now we want to hear from you.

Are you seeing rents actually decrease in your Dubai community, or is your landlord still asking for an increase?

Tell us your community and what you’re experiencing in the comments.

Save this post before your next lease renewal, and share it with someone renting or investing in Dubai.

A Lamborghini badge on a building. But is the investment just as impressive?

Welcome to Tonino Lamborghini Residences Dubai, where Italian-inspired design meets Dubai’s luxury property market.

The architecture grabs your attention. The lifestyle creates the appeal. But for a serious investor, the real questions go deeper.

What’s the entry price? How does the location compare? And do the numbers justify the premium?

Because in real estate, the brand gets your attention. The numbers should earn your investment.

Would you pay more for a branded residence, or choose a comparable property without the famous name?

Comment BRAND or VALUE.

WHEN YOUR CLIENT SAYS: DON’T BE LATE

Dubai traffic has officially met its match.

When your client books a property viewing at 4:00 PM and you’re still stuck on Sheikh Zayed Road at 3:59 PM.

Most agents would call and say they’re running late.

Cresco agents? We have other plans.

Because when we say we’re going the extra mile for our clients, apparently we mean vertically too.

The Tesla Roadster might have flight mode. Our agents have closing mode.

Dubai’s rental market is telling an interesting story.

More people are looking for rental homes, but rents are not necessarily increasing.

According to betterhomes’ latest Q3 2026 report, leasing enquiries increased 45% compared with the previous quarter.

Yet median apartment rents declined 3.8% between June and September 2026.

Median villa and townhouse rents also eased 2.3% over the same period.

So what does this mean?

A busy rental market does not automatically mean rising rents.

Tenants may have more options to compare.

Landlords need to understand what similar properties are renting for.

And for anyone considering a rental investment, the specific community matters more than a general market headline.

Thinking about buying an off-plan property in Dubai?

Before choosing a payment plan or signing an agreement, make sure you understand what you are buying.

A beautiful brochure is not enough.

Start by checking whether the project is officially registered.

Look into the developer’s previous projects.

Verify the project’s escrow account, where payments are held and managed.

And most importantly, read your sale agreement carefully.

Dubai Land Department’s current requirements, checked on 14 October 2026, also state that signed off-plan sale agreements must be registered within 90 days.

These checks are an important part of making an informed property decision.

Because understanding the process matters just as much as choosing the right home.

Thinking about buying an apartment in Abu Dhabi?

Al Reem Island might be worth exploring.

It offers modern apartments, waterfront surroundings and convenient access to central Abu Dhabi.

But what do the prices look like?

According to Bayut’s H1 2026 report, updated on 12 October, the average advertised asking price for ready apartments on Al Reem Island was AED 1,690 per square foot.

Average asking prices included:

Studio — AED 989,000
1-bedroom — AED 1,400,000
2-bedroom — AED 2,134,000

Beyond the numbers, there is plenty to consider.

Reem Mall, Reem Central Park and nearby schools make the community appealing to people with different lifestyles.

But the building, layout, maintenance costs and location within the island still matter.

Choosing the right community is important.

Choosing the right property within it matters just as much.

Dubai’s latest property numbers are worth looking at.

According to DXBinteract’s updated figures, based on Dubai Land Department data, the city recorded 128,251 property sales worth AED 394.1 billion between 1 January and 10 October 2026.

The median registered sale price was AED 1,418,000.

And the median price per square foot stood at AED 1,722.

But here is something important.

These are market-wide figures covering different property types.

They do not tell you what a particular apartment or villa is worth.

Before buying, look at recent sales in the same community and compare properties that are genuinely similar.

The market headline is useful.

The details help you make a better decision.

Why does Dubai Hills Estate keep appearing on buyers’ shortlists?

The latest H1 2026 data gives us some context

Bayut ranked Dubai Hills Estate as its most popular area for luxury villa purchases

The average villa transaction value shown in the report was AED 13,673,839

Bayut also indicated a 4.30% villa rental return

But numbers are only part of the decision

Dubai Hills Estate may make sense for someone looking for an established residential community, larger homes and access to everyday amenities

Another buyer may be better suited to a completely different part of Dubai

Start with what you need from the property

Then choose the area
