A Message to Investors
Dubai’s real estate market is entering a new phase — and investors need to understand the difference between market correction and market weakness.
We are seeing a moderation in transaction volumes and an increase in residential supply, which is giving buyers more choice and creating a more selective market. At the same time, property values remain above previous-year levels, while off-plan transactions continue to represent the majority of market activity
For investors, this is an important shift.
The market is no longer about simply buying anything and expecting prices to rise. Location, land scarcity, developer credibility, entry price, construction quality and long-term demand are becoming increasingly important.
From our perspective, this creates opportunities for disciplined investors — particularly in well-located land, limited-supply communities, luxury villas and strategically selected development opportunities.
Dubai continues to attract international capital, and major developers are still committing to large-scale developments, demonstrating continued confidence in the city’s long-term growth .
My message to investors is simple:
Do not invest because the market is rising.
Invest because the asset makes sense.
The next phase of Dubai real estate will reward investors who understand value, scarcity and long-term fundamentals — not just market momentum.
As a CEO, my responsibility is not simply to find properties. It is to identify where capital can be positioned intelligently for the next cycle.
