With solar panels covering almost the entire roof, future access for inspection, maintenance and repairs is an important consideration.

Roof drainage outlets, waterproofing and other services still need to remain accessible throughout the building’s life.

Something worth considering at the design stage, rather than discovering when maintenance is required.

BEFORE THE LEASE BEGINS, RECORD THE CONDITION.

A Schedule of Condition provides an independent photographic and written record of a property’s condition at lease commencement.

For landlords, it establishes a clear baseline, helps protect their interests and reduces the potential for disputes over damage and reinstatement at lease expiry.

If the condition isn’t documented at the start, proving what changed later becomes much harder.

ROOF FLOOD TESTS

Fresh finishes. New waterproofing. No visible signs of a leak.

But what happens when it rains?

Water can find its way through the smallest defect, travel beneath finishes and remain hidden for months.

A controlled roof flood test can reveal problems you would never identify from a visual inspection alone.

1. Hidden leaks beneath the waterproofing.
2. Failed waterproofing membranes and joints.
3. Weak points around penetrations and upstands.
4. Blocked downpipes and roof drainage outlets.
5. Water ingress that hasn’t yet reached the ceiling below.

And here’s the problem.

By the time water damage becomes visible internally, the repair could involve far more than the original defect.

That’s why we test roofs before handover.

Because a brand-new roof isn’t necessarily a watertight roof.

We work through the property systematically, checking more than just the finishes.

Doors, windows, plumbing, electrical and AC are all assessed.

Outside, we inspect the envelope, drainage and external works.

Then onto the roof, where defects are often less obvious.

Everything identified is photographed, recorded and reported.
