Good afternoon everyone!!

As a follow up to my post the other day, I think it's also important to note that prices have settled down some. Median listings are hovering in the mid-$500s, and sold prices are landing in that $490k to $515k range depending on the numbers you look at. Mortgage rates are sitting in the mid-6% area too, so payments feel more predictable.

For sellers, it just means you need to price it realistically and get the house ready. That approach is still working well, especially in spots like Nocatee, Ponte Vedra, and St. Augustine. It's not the wild multiple-offer situation anymore, but there's still solid demand from families who really like our schools, beaches, and the whole lifestyle here.

Good morning!!

I've been getting a lot of questions about what's going on with real estate around here in St. Johns county, Florida lately, so I figured I'd just share what I'm actually seeing out there.

Overall, our market feels a lot healthier and more balanced than it was a couple years ago. We've got way more inventory now, especially from all the new home builders here — there are around 5,000+ active listings here in St. Johns county — so buyers finally have some real choices and a little room to negotiate. At the same time, homes that are priced right, especially in good communities with strong schools or the amenities people want, are still selling pretty steadily, usually within 50-65 days.
