You're buying a home! Yay! 🥳 The first thing you'll want to do is get a home loan. This may seem daunting, but I've got you! Here's a breakdown of what you can expect during this process:

01. The first step is to get pre-approved, where lenders assess your financial situation and creditworthiness. This helps determine how much you can borrow and shows sellers you're a serious buyer.
02. The next step is finding the right loan. There are different types of loans, such as FHA, VA, conventional, and more. Each has its pros and cons depending on your financial goals and eligibility.
03. Once you’ve chosen your loan, you’ll submit an application with the necessary documents (income, employment, credit score, etc.). Your lender will review everything to determine loan eligibility.
04. After your application is reviewed, the lender will either approve or deny the loan. If approved, they’ll provide a loan offer with interest rates, terms, and conditions. Make sure to review everything before accepting!
05. The final step is closing where you sign the paperwork and officially take ownership of your new home! You'll also pay closing costs and other fees during this stage.

I know it can feel a little overwhelming, so I’ve got 7 tips to help you navigate it all and make the process a little less stressful. You’ve got this!

01. Determine your budget. It's important to know your financial limits and to stick to a budget while searching for a house.
02. Find the right location. Research areas you are interested in and look for neighborhoods that fit your lifestyle.
03. Get pre-approved for a mortgage. When you're pre-approved by a lender can give you a leg up over other home buyers.

05. Inspect the home. You should hire a professional inspector to thoroughly check the property for potential issues or damages.

Who else is ready to deep clean their home after the holidays? 🙋‍♀️ I've put together a list of some deep-cleaning tasks to help your home recover from the holidays.

01. Clean out air and dryer vents. You want clean air in your home, especially during the winter months when we spend so much time indoors. Start by changing your HVAC filters, opting for high-quality options to improve air quality and reduce energy bills. Replace your filters regularly for the best indoor air quality. Don’t forget about your dryer vent, a common fire hazard in homes. Clean both the lint trap and the larger vent connecting your dryer to the wall.

02. Clean behind large appliances. Moving and cleaning behind large appliances like refrigerators and stoves is often neglected. However, food crumbs and dirt can accumulate in these areas, attracting pests or contributing to allergies.

03. Clean carpets and rugs. Carpets and rugs trap tons of dirt, germs, and allergens throughout the year. Deep clean these surfaces, especially in high-traffic areas. Start with a thorough vacuuming to remove loose dirt and debris. Follow up with shampooing or steam cleaning to eliminate deeper grime and sanitize the fibers. Take area rugs outside for a good shake before cleaning.

Potential buyers will appreciate a home that is well-maintained and easy to envision as their own, without the need for costly renovations that they may or may not value. In honor of National Cookie Day, I want to share a family recipe for chocolate chip cookies! 🍪 Chocolate Chip Cookies • 3 cup shortening • 1 1/2 cup sugar • 3 cups brown sugar • 3 tsp vanilla • 6 eggs • 6 cup flour or 4 cup flour + 2 cups oats • 3 tsp baking soda • 3 tsp salt • 2-3 cup chocolate chips (or M&M's) • 3 tsp baking powder Cream together shortening, sugar, eggs, and vanilla. Beat until fluffy. Add the rest of the ingredients. Put the cookies on a cookie sheet and bake them at 350 for 10-12 minutes. My daughter and I love baking together and these cookies are one of our favorites! Let me know what your holiday bake is in the comments. ❤️
