Every week I go through the homes for sale in our area and pick one that buyers are paying close attention to. This week I looked at 99 homes in Windermere and one stood out.

It pulled 139 saves and 666 views on Zillow for the week of October 19. The average saves for the homes we checked was 71. This home had 97% more saves than that average. That's a real gap, and it's worth paying attention to.

I know a lot of homeowners are watching rates and wondering what that means for their next move. The honest answer is that buyers are still here, but they’re taking more time and being more careful.

In ZIP 34786, the Real Estate Data Aggregator counted 193 pending sales in the three months ending August 31, 2026. Median days on market was 51, and the average sale-to-list ratio was 96.1%, also from the Real Estate Data Aggregator. To me, that says the market is still working for sellers who price carefully and plan for a longer timeline.

Every week I look at the homes for sale in my market and find the one getting the most attention from buyers on Zillow for its age group. This week, that home is in Windermere.

We checked 99 homes. The ones we looked at averaged 31 saves on Zillow. This home had 79 saves and 674 views. That's 157% more saves than the average of the homes we checked. I'm not saying buyers are lining up. I'm saying the attention on this one is real, and it's measurable.

Prices in the Windermere area are holding. But buyers are slower to pull the trigger than they used to be.

For the three months ending August 31, 2026, the Real Estate Data Aggregator shows a median sale price of $885,000 in ZIP 34786. Median days on market came in at 51. That number tells me the most: homes are still selling, but the right price from day one matters more than it did.

One thing worth knowing is that ZIP 34786 covers a lot of ground. Some homes in it are inside the Town of Windermere. Many are in unincorporated Orange County. Your street can look pretty different from what the ZIP shows overall.

Did you know Windermere, FL was named by an Englishman?

In the late 1880s, Dr. Stanley Scott settled on the shores of the Butler Chain of Lakes. The rolling land and clear water reminded him of England’s Lake District, so he named his home “Windermere.” The Town of Windermere was officially incorporated on February 2, 1925, and celebrated its 100th birthday in 2025.

A few more local facts:
🏛️ Town Hall on Main Street was built in 1922 as the Woman’s Club clubhouse and is on the National Register of Historic Places.
🌊 In 1985, the Butler Chain became the first lake system in Florida named an Outstanding Florida Water.
🌳 Many downtown streets are still sand roads under live oaks, by residents’ choice.
