Model Home Tour Review ✨

I love the look of this kitchen. But when I’m touring for a client, I’m picturing a busy weekday morning or a dinner party with friends. Who would this floor plan work best for?

This modern transitional kitchen blends classic details with bold accents:

✔️ White Shaker-style cabinets and crown molding create a classic, tailored look.
✔️ Black hardware, a black faucet, and a statement range hood add crisp contrast.
✔️ Globe pendant lights bring a touch of midcentury modern style.
✔️ A large island with dramatic marble-look veining becomes the focal point.

Warm neutral walls and wood tones soften the black-and-white palette, while the kitchen opens directly into the living space.

Would you spend more time at this island having your morning coffee or hosting friends?

Price: $700Ks

Are tray ceilings worth adding to your new build?

In my last video I shared 9 upgrades that actually add value to your new construction. Tray ceilings are one of the few that give you more value than what they cost.

Pricing varies builder to builder, but this one earns its spot. The average builder runs around $1,200 to add them to a couple of rooms like the living room and primary bedroom. My personal favorite? The entry. It sets the tone the second someone walks in, and it holds its value.

The best part is how flexible they are. Paint, wood beams, wallpaper, trim detail. One structural feature, endless ways to make it yours.

But here’s what most buyers get wrong. There’s a right way and a wrong way to add trays, and a couple of rooms where the cost rarely comes back at resale.

New construction, single-story living, and $10,000 in builder-paid seller concessions, all offered at $358,000.

Welcome to 6217 Sanders Grove Circle in Okahumpka, where the Mulberry floor plan brings together 4 bedrooms, 2.5 bathrooms, and an open layout in a gated community with a low HOA.

Ceilings reaching 9 feet, 4 inches create an airy feel, while connected living, dining, and kitchen spaces make it easy to host guests or enjoy a quiet evening at home. The kitchen features upgraded countertops, cabinetry, and fixtures, plus a gas range and an externally vented microwave.

Luxury vinyl plank flooring runs throughout the main living areas, with carpeting in the bedrooms. A tankless water heater and gas dryer connection add everyday convenience. Four bedrooms give you flexibility for guests, a home office, or space to spread out.

Move-in ready and built for your next chapter. Schedule your private tour and ask for details about the $10,000 builder concession and how it may apply to your purchase.

Every neighborhood has its own feel. As I get to know a client on a deeper level, I'm listening for what they'll truly love about where they live, and matching them to it.

But here's what happens quietly in the background. I'm also running the numbers. Future value. Resale potential. What this home looks like if life changes in three or five years.

Because the right home should feel like a fit today and give you options tomorrow. No one should ever feel trapped in a purchase.

Sometimes exploring a small town for the weekend gets you thinking about your next chapter.

You stop for coffee, walk through downtown, drive past a few homes, and start wondering what everyday life could look like there.

Would you spend Saturday mornings at the farmers market?
Would you finally have room for a garden or a bigger backyard?
Could you find a new home close to a town with the character you love?

That’s what makes exploring Central Florida’s small towns so interesting. Each offers a different possibility for how you could live.

But enjoying a town for an afternoon is only the beginning. The drive to work, the homes available within your budget, and how the area is changing help determine whether it fits your next chapter.

I recently updated my Central Florida Small Towns guide to include familiar favorites and some less obvious places to explore.

Use it to plan a weekend and start noticing what feels like home.

Thinking about moving? Message me TOWNS and tell me what you’d like to have more of in your next community. I’ll help you narrow down where to start looking.

Archway details + Open Inviting Entry

The first impression of a home starts long before you reach the front door.

This covered archway creates a sense of arrival, while the floor-to-ceiling windows flood the dining room with natural light and make the entire entry feel larger. The coffered ceiling adds architectural detail without overwhelming the space.

These are the design features I pay attention to when touring homes. Not because they’re trendy, but because they can make a home feel timeless and more enjoyable to live in. 🎥 Nicole Mickle Orlando Realtor®

Oakland doesn’t quite feel like “Orlando,” and that’s exactly the appeal.

Just a golf cart ride from Historic Downtown Winter Garden, Oakland offers something that’s becoming harder to find in Central Florida: space, character, and a more tucked-away feel without being disconnected from everything.

You’re still about 30 minutes from Downtown Orlando with convenient access to major roads, expressways and Florida’s Turnpike.

But what really makes Oakland interesting?

Custom homes. Larger homesites. Golf cart access to one of my favorite downtowns in Central Florida. And a town that has been intentional about how it grows.

If you’ve been considering Winter Garden but keep wondering, “Is there somewhere nearby that feels a little quieter and more private?” Oakland deserves a closer look.

And Briley Farm is especially interesting. It’s one of the more unique new-construction opportunities I’m watching in this part of the Orlando market, particularly for buyers who don’t want the typical master-planned-community experience.

There are some important differences between buying here and buying in the larger new-construction communities nearby, and those differences matter depending on what you want long term.

If Oakland or Briley Farm is on your radar, send me a message. I can help you determine whether it actually makes sense for the way you want to live and what you’re looking for in your next home.
