🏡 One thing I tell buyers at almost every inspection...

A home inspection isn't about finding reasons not to buy the house.

It's about helping you understand the home you're buying.

Every home has maintenance items. Every home has imperfections. Even brand-new homes can have things that need attention.

My job isn't to scare you or make the decision for you. It's to give you the information you need so you can move forward with confidence.

That's also why I encourage buyers to attend the inspection whenever possible. You'll get to ask questions, see things firsthand, and learn how your future home works.

Buying a home is a big investment. The more you understand about it, the more confident you'll feel.

Question:

Did you attend your home inspection? If so, what was the most valuable thing you learned?

☀️ This North Carolina heat isn't just tough on us. It's tough on our air conditioners too.

With temperatures pushing into the upper 90s this week, your HVAC system is probably working overtime to keep your home comfortable.

A few simple things can help:

✅ Set your thermostat to around 75°F during the hottest part of the day. This can help your system keep up more efficiently instead of constantly trying to catch up.

✅ Check your air filter. If it's dirty, replace it.

✅ Make sure the outdoor unit has a couple of feet of clearance from grass, weeds, or shrubs so it can breathe properly.

These are simple maintenance tasks that can help your system perform better during some of the hottest days of the year.

Your HVAC has one job this week. Let's make it a little easier on it. A few minutes of maintenance today can help you avoid bigger headaches down the road.

Question:
What's one home maintenance task you always seem to forget?

Stay cool out there! 😎

As a member of the 919 BNI Networking Group in Clayton, I had the opportunity to give this week’s presentation on home inspections and some of the things homeowners and buyers may not notice when walking through a home.

Whether you’re purchasing your first home, building a new construction home, preparing for your builder’s 11 month warranty, or simply haven’t had your current home evaluated in years, understanding its condition helps you make informed decisions with confidence.

Thank you to my fellow 919 Networking members for the opportunity and the great discussion today.

The inspection is not about “passing” or “failing” a house.

It is about understanding what you are buying.

Some issues are minor maintenance. Some need repair. Some may affect safety, comfort, or cost. A good inspection helps you separate the big stuff from the little stuff before you move forward.

One thing I look for during a new build inspection: the details behind the finished look.

Fresh paint and new floors are great, but the real story is often in the attic, crawlspace, electrical panel, HVAC system, roof, and exterior drainage.

The goal is simple: know what needs attention before closing instead of after move-in.

Brand new does not always mean move-in ready.

New construction homes can still have issues with electrical, plumbing, HVAC, roof, grading, insulation, windows, doors, and final workmanship.

A pre-closing inspection gives you one more set of trained eyes before you sign.
Buying new construction in the Raleigh area? Get it inspected before closing day.

Just wrapped up a home inspection in Holly Springs on this beautiful 2-year-old home.

Even newer homes deserve a thorough look. Small issues can still show up from normal settling, installation details, or items missed during construction.

Whether your home is brand new, a few years old, or decades old, a quality inspection helps you understand what you’re buying and gives you peace of mind before closing.

Serving Holly Springs, Wake County, and surrounding areas.

One of the most common issues I find is hidden water damage around showers, toilets, and under sinks. A small stain can mean a much bigger problem behind the wall or ceiling. This is exactly why a thorough inspection matters before you buy. 💧
