March 2018 Market Update

New residential real estate activity has been relatively slow in the first quarter of 2018, yet housing is proving its resiliency in a consistently improving economy. Some markets have had increases in signed contracts, but the vast majority of the nation continues to experience fewer closed sales and lower inventory compared to last year at this time. Despite there being fewer homes for sale, buyer demand has remained strong enough to keep prices on the rise, which should continue for the foreseeable future.
New Listings decreased 18.6 percent to 882. Pending Sales were down 0.1 percent to 779. Inventory levels shrank 34.2 percent to 1,436 units.
Prices continued to gain traction. The Median Sales Price increased 17.6 percent to $200,000. Days on Market was down 23.5 percent to 52 days. Sellers were encouraged as Months Supply of Inventory was down 37.5 percent to 2.0 months.
The Federal Reserve raised its key short-term interest rate by .25 percent in March, citing concerns about inflation. It is the sixth rate increase by the Fed since December 2015, and at least two more rate increases are expected this year. Borrowing money will be more expensive, particularly for home equity loans, credit cards and adjustable rate mortgages, but rising wages and a low national unemployment rate that has been at 4.1 percent for five months in a row would seem to indicate that we are prepared for this. And although mortgage rates have risen to their highest point in four years, they have been quite low for several years.

The August indicators are still looking good. Closed Sales, Median Sales Price and Average Sale Price are still moving up. I sold my last listing in 2 days.

Not really happy with ZILLOW. I am not a fan due to inaccurate info. According to Zillow I had no sales the last 12 months. Not true. I may be damaged.

Current September 2016 Report: Prices are up, inventory is down and many buyers are asking the seller for closing cost help. Houses under $200K if priced correctly and have good curb appeal are selling fast. Rates are historically low in the 3.50% range.

The latest market stats suggest that we are in for a good year in Real Estate. The median and average prices went up in February. With inventory low we should expect an upward movement in prices. Let's see if that actually happens.

The January housing data solidifies predictions that both prices and home sales should be on the upswing for the year.January 2016 data comparisons over last year at the same time indicate that closed sales were up 14.4 percent to 445, while inventory decreased 29.4 percent to 3,053 units. New listings are also down 11.3 percent to 770 from last year’s 868.The median sales price rose 15.1 percent from $150,000 to $172,599. Days on the market was recorded at 69 days, a decrease of 6.8 percent. There is currently a 4.7 months supply, a drop of 38.2 percent from a year ago when it was 7.6. Inventory of approximately 4 to 7 months is typically regarded as constituting a balanced real estate market.The economy is strong and January is usually a time of optimism. Predictions for the year are good for the housing market with controlled, steady growth expected. Prices are gaining traction at a comfortable rate.

Happy Holidays to All-The November Report is out. Pending sales are up which is good, however, the Median sales price is down 4% to $169,900. this is good if you are within this area but things get tougher as your pricing moves upward.
