🏡🔎 Tuesday Tip: See Something? Investigate!

During this inspection, we noticed moisture staining and wood rot at the exterior wall and deck beneath a covered porch, with no visible exterior plumbing or drainage nearby. Further investigation revealed a leaking shower assembly causing damage to the wall and subfloor.

The takeaway: Don’t ignore the signs! What looks like a small issue on the surface could point to a much bigger problem behind the scenes.

We’re always going to look beyond the surface at HHI 🙌🏼

🚨 A small plumbing issue can turn into a big headache! 💦

Your washer and dryer hookups might not be the first thing you think about when buying a home, but making sure the plumbing is installed correctly is so important!

As you can see in this video, a leaking washer hookup can lead to water damage, costly repairs, and a whole lot of unnecessary stress for homeowners.

That’s why a thorough home inspection matters. It’s about more than just checking boxes — it’s about helping our clients understand potential issues before they turn into expensive surprises.

Yesterday was a special one for our team! 🏡🔎We sponsored our very first Lunch & Learn together, and we couldn’t be more grateful for the opportunity thanks to our friend and partner Katy Lee | REALTOR

One of our favorite ways to serve our community is through good food, great fellowship, and meaningful connections. We believe some of the best relationships are built when people gather around a table, share a meal, and get to just be people for a little bit.

We’re so thankful for the agents Coldwell Banker Apex, REALTORS and partners who welcome us in and give us the opportunity to pour into our community in this way. Here’s to more lunches, more learning, and more opportunities to serve the people who make our community so special!

☕️ Coffee & Connect! 🤎

Every other Friday, we love getting together with our Waco community for good coffee, great conversations, and meaningful connections.

Last week, we had the opportunity to visit Bitty & Beau's Coffee that provides meaningful employment opportunities for individuals with special needs. Something very near to Heffner Home Inspections as it’s where Karly Heffner first got her start in the world of teaching.

A big thank you to AXIO Real Estate for bringing local professionals together and creating these opportunities to connect! Highly recommend Wacoans pop in to take a seat and leave your business card with some wonderful people.

This morning we’re headed to the countryside of Hubbard, TX where we’ll get to work alongside someone who has spent a lifetime mastering their craft 🛠️

We have the opportunity to work again with Mr. Allen Lassiter of Centex Septic Services who has been doing this job for more than 50 years. Over the years, he’s taught me a lot—not just about septic systems, but about what it means to truly know your craft.

When someone has that much experience, you pay attention, ask questions, and listen. No matter how long you’ve been doing something, there’s always more to learn.

Taylor may have a new album, but apparently the snakes are making their comeback too. 🐍🏡

Just another day inspecting homes in Texas!

A new roof doesn’t always mean the entire job is complete.

Roofers can do a great job installing the roof covering, but sometimes what’s beneath the roof gets overlooked. During this inspection, I found a water heater flue disconnected in the attic after the roof replacement.

This is why the attic is an important part of a home inspection. What looks great from the outside may tell a different story underneath.

New roof? Still inspect it. 🔍🏠

📚 🏠 Continuing Education= Better Inspections!

We recently attended a continuing education class through Real Estate Systems to stay up to date on the latest information, best practices, and industry standards in the home inspection industry.

We believe continuing education isn’t just about checking a box — it’s about continuing to grow our knowledge so we can provide our clients, agents, and homeowners with the most thorough and informed inspections possible.

We’re always learning, improving, and investing in our craft. 🏡🔍

September in Texas means your AC isn’t done yet…
After working hard all summer, September is a good time to give your AC system a quick check! A few minutes now can help catch a small issue before it becomes a bigger problem. At Heffner Home Inspections, we always recommend to our clients that they set up a maintenance plan with their AC company to ensure your HVAC system is prepared for winter. Take it from a home inspector—your AC should be cooling the house, not creating new things for me to put in the report 😂
