What makes me angry 😠? THIS!
I go into a transaction as a consumer, with the knowledge of an agent.

Listing soon? Screenshot this. 📸🏡

Here’s the weekend before your house hits the market, hour by hour:

▫️ Saturday · morning: Clear it out
▫️ Saturday · afternoon: Clean like a buyer is watching
▫️ Saturday · evening: Fix the little things
▫️ Sunday · morning: The first impression
▫️ Sunday · afternoon: Stage it
▫️ Sunday · night: Photo-day ready

Save it, send it to whoever is helping you that weekend, and check things off as you go.

Want my guide to getting list-ready for $0, using only what you already own? Comment READY and I’ll send it.

No "scare" tactics here, just honest, expert advice for all your real estate needs this fall. 🍁🍂
No pressure tactics either. Only a conversation with data to support the value.

The house you fall for online isn’t always the one you’ll love living in. 🏡

Listing photos show the dining room. They don’t show your Tuesday morning, the closet you’ll actually use, or how loud the street gets at 10 p.m.

Swipe for 7 things to check at your next showing, and save the checklist on the last slide.

And just like that we have a plan of action.
I love working with the warranty department!

Have a new build and want something fixed because you want PERFECTION?
I did too, when I owned my first new build BUT think again, it's not always the right answer. Sometimes (MOST times) you'll be exchanging one error for a new one.

The scariest things in real estate aren’t in a haunted house. 👻🎃

👻 1. “We’ll sell ours after we buy.”
The fix: Know your number and your timeline first.

👻 2. Skipping the inspection to win
The fix: Ask for a shorter inspection window instead.

👻 3. A new credit card before closing
The fix: Wait until you have the keys.

👻 4. Pricing high “to leave room”
The fix: Price for the first two weeks, when the most buyers look.

👻 5. Trusting the online estimate
The fix: Ask someone who has walked through homes like yours.

👻 6. Waiting for the “perfect” market
The fix: Plan around your life, not the headlines.

Which one scares you most? Tell me the number 👇

And send this to the friend who’s about to do #3. You know the one.

When I make cards, I smile as I think of the exact person I'm going to give it to.

I'm SO glad I left replacing my stair treads to the professionals.
I never would have known the current treads would be a problem later on.
Thank you stairsexpress for doing QUALITY work.
