Flat roof leaking? Before anyone quotes you a tear-off, find out if it can be restored. A worn foam roof can often be recoated for a fraction of the cost of replacing it. Foam is our specialty, and Eric has been doing it since 2004. thearizonaroofer.com/spray-foam-roofing-coatings/

Your tile can last 50 years. The underlayment under it usually doesn't make it past 20 in the Arizona sun. If your home was built in the early 2000s, the tile may look perfect while the real roof underneath is failing. A free assessment with photos tells you where you stand. (480) 435-5190

Thank you, East Valley, for looking out for each other this week.

One last reminder: if you have storm damage and need help with your insurance claim, a licensed public adjuster works for you, not the insurance company and not a salesperson. I'm glad to give you a referral to one I trust.

And if you just want to know whether your roof is okay, call me. A straight answer is free.

Thirty seconds that can save you thousands: look up a roofer's license before you hire them.

Go to roc.az.gov, type in their company name or license number, and check that the license is active and see if there are complaints. Every legitimate Arizona roofer has one.

Ours are ROC 352286 and 359801. Look us up too.

Sunday morning tip: after a storm, check your gutters and the metal flashing around chimneys, vents, and walls.

Clogged gutters push water back under the roof edge. Loose or bent flashing is one of the most common places a roof leaks. You can spot both from the ground with your phone camera zoomed in.

A five-minute check you can do tonight: grab a flashlight and look in your attic.

Look at the underside of the roof deck and around vents and pipes for:
• Dark stains or wet wood
• Damp insulation
• Daylight coming through

Find something? Snap a photo and send it to me. I'll tell you what it means, no charge and no sales pitch.

Before you sign anything a contractor hands you after a storm, read it twice.

Some contracts let the roofer deal with your insurance company, or lock you into using them if your claim is approved. Once you sign, it can be hard to get out.

My advice:
• Never sign at the front door
• Ask for a copy and read it at your kitchen table
• If it mentions your insurance claim, call a licensed public adjuster first

It's your home and your claim. Take your time.

Some storm damage doesn't show up for weeks. A cracked tile or a lifted flashing can let water in slowly, and you won't see it until the next big rain.

If your roof is 15 years or older, it's worth having someone look at it after a storm like this one. We do a free photo roof assessment. You get pictures of what we find and a plain answer about what it needs, even if the answer is "nothing."
