When you buy leads, the moment you stop paying, the leads stop. You have built nothing.

When you rank, every week you put into your profile, your pages and your reviews is still
working after you stop.

Buying leads is easy to start and easy to justify because the numbers show up fast.
Ranking is slower and nobody sends you a report for it. That is why most people keep
renting.

Buying leads is a fine tool. It turns into a trap when it is the only thing you do, because the day you stop paying is the day the pipeline stops with you. The competitor who put the same money into his profile, his pages and his reviews is still collecting calls while you are renewing.

What is the one thing you are still renting that you know you should own? Tell me in the
comments.

Send this to the owner who has paid for leads for three years and has nothing built to
show for it.

Two tests. Can people find you, do the ones who find you believe you. Five checks on each side in the comments. Score yourself honestly and the answer to what to do next is obvious.

The cost per lead is the number everybody quotes and the least useful number in the
business. A lead is not an appointment and an appointment is not a closing.

Three lines of arithmetic. Example numbers only, run your own.

Say you spend $2,000 a month and get 40 leads. That is $50 a lead.

Say 5 of those leads turn into appointments. That is $400 an appointment.
Say 1 of those becomes a closing. That is $2,000 a closing.

The point is not that portal leads are bad. The point is that almost nobody knows what
theirs cost, because the conversion rate in the middle is a number most agents have never calculated.

Once you have your cost per closing, you can decide whether the contract is worth
renewing with real numbers instead of a feeling. You might find it is fine. You might not.
Either way you will know, and almost nobody in your market does.

I built a calculator so you can run your real numbers.

Comment ZILLOW and I will send it, and post your real cost per closing below if you are brave.

Somebody is asking Google about a business like yours right now, and an AI answer is
replying before they ever click a link. You do not get to approve what it says.

The Google AI Accuracy Check takes five minutes and shows you what the answer says
about you, so you can see what is right, what is wrong and what is missing.

Here is the free version you can do today. Search your main service plus your town in a
private window. Read the AI answer like you have never heard of yourself. Check whether it names what you do, where you do it and who you do it for.

If it gets any of that wrong or leaves it out, start with your profile. Your primary category, your services and your service area are the first three fields to check.

You cannot fix what you have never looked at, and almost nobody has looked. Five
minutes now is cheaper than finding out later from a customer who read the wrong
answer and called somebody else.

Comment CHECK and I will send you the full check.

Agents, this one is for you. This is the best ad I have, and I am giving it away.
It is a real estate ad campaign that generated hundreds of leads a month.

You get the ad and the setup behind it, so you are not starting from a blank page and guessing.

Here is the free part. Before you run any ad, ask one question. Can I tell which calls and
messages came from it? If the answer is no, you are guessing, and guessing is how people shut off the campaign that was working and keep the one that was not. Set up a way to track it first.

It costs almost nothing and it changes every decision after.
Here is why that matters more than the creative. I have looked at a lot of campaigns that
people were ready to shut off, and the ad was fine in most of them.

The problem was that nobody could tell which part was working.

The campaign is the rest. To get it, do three things. Like this post. Follow the page.

Comment CAMPAIGN and it lands in your messages.

Send this to the agent you know who is still paying for leads he shares with other agents.

I know a contractor who does better work than almost anyone in his market. He lost jobs for years to companies that do not come close.

He was not bad at his trade. He was invisible.
A crude one page website.

A Google profile that was never verified. He was not ranking badly, he did not exist. Every job he got came from referrals inside his own circle, and that circle was his ceiling, and he had hit it years earlier without noticing.

The thing that stays with me is that he had been told his whole career that if he did good work the work would come. That is true right up until the point where everybody deciding between three companies does it on their phone before they ever call anybody.

Good work keeps a customer. It does not find one.

If the only people who can find you are the people who already know your name, you do not have a marketing problem to solve later.

You have a ceiling you are already sitting against.

Two numbers decide whether your marketing works. Can people find you, and do the ones who find you believe you. Most owners are strong on one and weak on the other, and they keep working on the one they already enjoy.

The Found and Trusted scorecard is ten questions and takes two minutes. Five questions on each side. You finish with two numbers and you know which one to fix first.
Here is the part that explains it, free. The two numbers multiply, they do not add.

A ten and a one is a ten. A five and a five is twenty five. Your weaker number sets your ceiling, and nothing you do on the strong side moves it. Going from a two to a five is unfinished basics and it is fast. Going from an eight to a ten is grinding.

Sit with that for a second, because it explains something you have probably felt. The
business that is excellent at one half and neglects the other gets a result that feels out of
proportion to the effort. The cheapest points are always on your lowest score, and almost everybody works on the number they already enjoy.

Comment SCORE and I will send you the scorecard.

Everything I published this week in one place. Seven fixes, none of them take longer than ten minutes, none of them cost anything.

Save this one.

One. Change your Google Business Profile primary category to the exact trade, not the closest one.

Two. Fill in the services field. Every service, its own entry, its own description. It is the field Google reads to match a search to you and it is the one almost everybody leaves empty.

Three. Replace your service area radius with a list of actual town names, because town names are what people type.

Four. Put your phone number in the header of your website, tappable, on every page.

Five. Rewrite your homepage headline so it says the service and the town. Delete the slogan.

Six. Set up missed call text back. Somebody calls, you cannot answer, they get a text in seconds. It catches the people you were losing completely.

Seven. The next time a customer says something nice out loud, say this: that means a lot, would you mind putting that in a Google review, it is the single biggest thing that helps us. Then send the link while you are standing there.

That is the whole week. No agency, no budget, no new website.

Which one are you actually going to do? Say it in the comments and I will check in with you.
