What are you waiting for?

When it comes to buying or selling a home in Bloomington, Indiana, there’s always a reason to wait.

Interest rates. Home prices. The economy. Hoping to get a little more money out of your current house.

And sometimes waiting is the right financial decision.

But what about the life you’re waiting to live?

Maybe you want to move closer to your grandchildren.

Find a home with more room for your growing family.

Trade the subdivision for a few acres in the country.

Or downsize so you have more freedom to travel.

These are the conversations I love having with people considering a move in Bloomington and the surrounding communities of Monroe, Brown, and Morgan counties.

Because real estate isn’t just about timing the market or getting the best price.

It’s about finding a home that supports the life you want to live.

And while money matters, so does time.

Sometimes the best real estate decision isn’t the one that makes you the most money. It’s the one that gives you and your family the most life.

Find the life first. Then the house.

Some people dream about walking to their favorite coffee shop.

Some want a neighborhood where their kids can run next door to play.

Others want a little land, a garden, some chickens, and the freedom to wander outside in their bathrobe and rubber boots without giving it a second thought.

That’s one of the things I love about real estate.

There’s no single version of the perfect home.

For me, it’s a little acreage outside Bloomington, Indiana, where my morning routine includes moving the chickens and collecting fresh eggs.

For somebody else, it might be a downtown condo, a house near the grandkids, or a place with a backyard big enough for a growing family.

That’s why I believe finding the right home starts with understanding the life you want to live.

The house should fit the life. Not the other way around.

Find the life first. Then the house.

I’ve been writing poetry since I was about 18 years old.

It started my senior year of high school, when a teacher named Miss Mercer at Elwood High School gave us the opportunity to write freely.

No rigid assignment. No prescribed subject.

Just the freedom to explore our own thoughts and put them on paper.

It was the first time I remember really exploring poetry.

That experience also influenced the way I later taught Writer’s Workshop with elementary students.

I wanted them to have that same freedom to discover their own voices.

I’ve been writing poems and songs off and on for the 34 years since.

Most of them have never been shared.

Recently, I found myself thinking and talking about why that is. Why do we create things and then keep them to ourselves?

Are we afraid of what others might think? Do we convince ourselves that something isn’t good enough?

Or do we simply get comfortable keeping our creativity private?

Those conversations eventually became this little song, Painting for Me.

I wrote it as a song, but I think it reads pretty well as a poem. If I had the musical ability to put my words to music, I would.

Maybe that’s the next chapter.

Another influence came from watching several members of the Coral Reefers on the Gotta Eat podcast, where Mac McAnally talked about dreaming big and how Jimmy Buffett had a remarkable ability to bring his dreams to life.

It reminded me how often the limitations we face are the ones we create in our own minds.

Dream big. Create something. Put it out into the world. See where it takes you.

And maybe don’t spend so much time worrying about whether anyone else likes it.

There’s something liberating about creating simply because you enjoy creating.

That’s really where Painting for Me came from.

So here’s a little something I wrote recently. A song without music, for now.

And a reminder to myself that after 34 years, there’s still plenty left to write.

Lately, I’ve been feeling like I’m becoming more myself than I’ve ever been.

Not necessarily reinventing myself. Maybe just letting go of some of the things I thought I was supposed to be.

Old expectations. Old identities. Even friendships and relationships that no longer seem to fit.

I’ve realized something about myself over the years.

I don’t tend to dwell on disappointment, rejection, or things that don’t work out. I feel them, of course.

But I usually find it pretty easy to move forward.

There’s too much life left to live.

And lately, I’ve felt more creatively alive than I have in years.

Building and exploring new businesses. Writing more poetry and songs.

Revisiting creative interests that have been part of me for decades, but haven’t always had the time or attention they deserved.

And maybe most importantly, taking the next step of actually sharing some of those creations with the world.

Not because I need anyone’s approval. Not because I’m trying to impress anybody.

Simply because I enjoy creating, and I want to see where it takes me.

I think that’s one of the gifts of getting older.

You become less concerned with meeting other people’s expectations and more interested in following your own curiosity.

I’m grateful for the people, places, experiences, and even failures that have brought me here.

I wouldn’t want to erase any of them.

But I’m also excited about what’s ahead.

Jimmy Buffett had a line I’ve always loved:

“Lust for the future, but treasure the past.”

That pretty well sums up where I am these days.

I don’t think growing older necessarily means slowing down or settling into who you’ve always been.

Sometimes it means giving yourself permission to explore parts of yourself that have been waiting patiently for their turn.

And I have a feeling I’m just getting started.

I love where we live.

And I don’t just mean our house or our five acres.

I mean Unionville. This little corner of Monroe County, just outside Bloomington, Indiana.

The back roads, the bottomlands, the rolling hills, Lake Lemon, and the people who call this place home.

I genuinely look forward to the drive home.

Watching the farmers plant their fields in the spring and harvest them in the fall. The changing colors of the trees.

Deer along the edges of the fields. Wild turkeys wandering across the road. An occasional eagle overhead.

Not much hustle and bustle.

Sometimes the only thing stopping traffic is a box turtle making its way across the pavement or a whole flock of young turkeys taking their sweet time.

And that’s just fine with me.

I drive slowly. I take it all in. I’ve traveled these roads hundreds of times, and I still find something beautiful about them.

There’s something special about country living in South Central Indiana.

But a sense of place is about more than the scenery.

It’s about knowing your neighbors. Feeling connected to the people around you.

Sharing the joys and the heartaches of a community. Knowing that even though our homes may be separated by fields, woods, and winding roads, we’re still connected.

It’s knowing you’re part of something bigger than your own little piece of property.

And today, especially, I’m reminded of what a special community Unionville is.

A home is where you live.

But a community is where you belong.

And sometimes, long before I pull into my driveway, I already feel like I’m home.

There was a time when having a family home meant something a little different.

It was the house where everybody knew which cabinet the glasses were in. Where the kids’ heights were marked somewhere they probably shouldn’t have been.

Where grandparents lived close enough to stop by. Where holidays, birthdays, Sunday dinners and ordinary Tuesday nights slowly became family history.

Taji and I both grew up with that.

One house. One childhood home. A place that stayed familiar even as everything else changed.

So when our boys were getting older and our family was starting to feel a little pressed, we weren’t simply longing for more square footage.

We were longing for a place.

Somewhere our boys could grow up and someday say, “That’s home.”

A yard they would remember. Their own rooms. The familiar sounds and smells. The places around town that became our places.

Somewhere friends would gather. Somewhere they could leave for college and still know exactly where home was.

And maybe, years from now, somewhere they’ll bring their own kids.

I think a lot of growing families still long for that.

Maybe your house feels crowded. Maybe the kids need more room. Maybe you’re renting and you’re ready to put down roots.

Or maybe nothing is terribly wrong with where you live—you’ve simply reached the point where you want to establish your family’s place in the world.

That’s what upsizing means to me.

It’s not necessarily finding the biggest house you can afford.

It’s finding the place where your family can build a life.

With my Sense of Place Method, I help upsizing families find a home they’ll love.

Because sometimes what you’re searching for isn’t really more space.

It’s somewhere to belong.

Chad Hillard has painted just about every part of my house over the years—inside, outside, kitchen cabinets, doors, deck, you name it.

Today he was back patching and painting where we removed an old return vent.

One thing I’ve learned after years in real estate is how valuable it is to know good people who do good work.

So when a client asks me, “Do you know somebody who can…?” I don’t want to pull a name off a list. I want to recommend somebody I actually know and trust.

That’s part of how I serve my clients before, during, and long after the sale.

I only recommend people I use myself.

Sometimes everybody just needs a little more room to roam.

We have 11 full-grown chickens in this chicken tractor. They can eat through the fresh grass and scratch it up pretty quickly, so I find myself moving them several times a day.

We’re working on building them a bigger coop.

In the meantime, I keep giving them fresh ground and as much room as I can.

Families aren’t all that different.

One bathroom that used to be manageable suddenly isn’t. The closets are full. There’s nowhere quiet to work.

The kids need their own space. Everybody’s stuff seems to be everywhere.

Even chickens appreciate having their own little nest box… quiet, dark place to get away from everybody else for a while.

I think most of us understand that feeling.

Upsizing isn’t necessarily about buying the biggest house you can afford. It’s about having the right space for the way your family actually lives.

Maybe that’s another bathroom. A home office. A basement for the kids. Better storage. A bigger yard. More privacy. Or simply a layout that gives everyone a little breathing room.

With my Sense of Place Method, I help upsizing families find a home they’ll love in and around Bloomington, Indiana.

If your family could use a little more room to roam, my free Sense of Place Guide can help you start figuring out what you need from your next home.

Is your family starting to outgrow your home?

Sometimes it isn’t one big thing. It’s a hundred little things.

One bathroom everybody needs at the same time. Kids getting older and needing their own space.

Closets that are always full. Nowhere quiet to work.

A kitchen or living room that feels crowded whenever everyone is home.

At some point, a house that once worked really well for your family may simply stop fitting the way you live.

That’s where my Sense of Place Method starts.

I help growing families find a home they’ll love in and around Bloomington, Indiana by looking beyond bedrooms and square footage.

We start with how your family wants to live — then look for the home and location that support it.

That might mean more space near Indiana University and Bloomington.

It might mean more land and privacy toward Brown County or Nashville, Indiana.

Or it might simply mean a different layout in the neighborhood you already love.

If you’re starting to wonder whether it’s time to upsize, I’ve created a FREE Sense of Place Guide to help you start thinking it through.

You’ll also get my Buyer + Seller Checklists to help you make a plan before you’re ready to move.
