🏡 Is it time to start thinking about downsizing?

One of the biggest topics I’ve been hearing lately is downsizing. I’ve been helping clients navigate this journey, and it’s been a major conversation at my recent open houses, too.

If you’re getting older and own a home, here are a few questions worth asking yourself:

• How much longer will I comfortably be able to live in this home?
• Do I feel safe navigating the stairs, getting to the laundry room, and moving throughout the house?
• Would single-level living make everyday life easier and give me more peace of mind?
• When is the right time to make a move before I absolutely have to?

Downsizing isn’t just about moving into a smaller home. It’s about finding a home that fits your needs, lifestyle, and future.

I’ve gathered some homes in our local MLS that offer single-level living to help you explore your options. 🏠

If you’ve been thinking about downsizing, let’s talk about your options and what the next chapter could look like for you. There’s no pressure to make a move. Sometimes, the best first step is simply starting the conversation.

Last month, I was feeling anxious about all the projects weighing on my shoulders. Between our home, rental properties, and everything else life throws our way, my to-do list felt never-ending. 😅

Today, I’m reflecting on how much we’ve accomplished, and honestly, it feels GOOD!

We’ve tackled flooring, doors, trim work, windows, a shower pan, yard work, and getting a rental ready for its next tenants. Are we finished? Not even close! 😂 But we’re further along than we were last month, and that means something.

Sometimes, the anxiety of having so much to do feels heavier than the work itself. But as you start knocking things off your list, you begin to feel lighter and see just how much progress you’re making.

So here’s your friendly DIY reminder: Pick one project and get started. You don’t have to finish everything today. Just do something. One project at a time, you’ll be amazed at how far you can go.

Sometimes, the best thing you can do for your peace of mind is simply get to work. ❤️

What’s one project you’re tackling this week?

Today in History: October 25, 2021 🇺🇸

Five years ago today, I was heading home from my mission in Arizona. Little did I know just how much that experience would shape the man I would become.

Before that mission, I was shy, reserved, and not the most outgoing person. Preparing to spend a year away from home and the people I loved forced me to step outside my comfort zone. I had to learn how to make new friends, connect with people from different backgrounds, become more outgoing, and grow into a leader as I prepared to become a Sergeant in the Army.

That mission changed my life.

Looking back, I can see how those experiences helped shape me into the man I am today. They helped me become a better leader, husband, father, and Realtor. They taught me how to adapt, build relationships, serve others, and step into situations that once would have made me uncomfortable.

I’m grateful I had the opportunity to serve my country, build lifelong friendships, and grow through an experience that challenged me in ways I couldn’t have imagined.

Sometimes, the experiences that take us furthest from home are the ones that teach us the most about who we are and who we’re capable of becoming.

What’s one experience in your life that changed you forever? I’d love to hear your story in the comments.

🏡 Your monthly home maintenance reminder!

For those who have followed me long enough, you know changing our HVAC air filter is one of my monthly home tips. We change ours on the 9th of every month, and today is a great reminder of why this little habit matters!

Regularly changing your air filter helps improve indoor air quality, maintain proper airflow, reduce unnecessary strain on your HVAC system, and potentially save money on energy bills and costly repairs.

While we change ours monthly, at a minimum, check your filter monthly and replace it every 1 to 3 months, depending on your filter type, household conditions, and manufacturer recommendations.

💰 Here’s a deal worth checking out! This morning, I was browsing Home Depot’s website and found a 12-pack of air filters for $100. That works out to just $8.33 per filter! Having a supply on hand makes it easier to stay consistent with your home maintenance.

🛒 Want to order yours? Click here!

Small habits today can help prevent expensive problems tomorrow. I’d much rather spend a few dollars on prevention than thousands on a repair I could have helped avoid.

🏠 Your turn! When was the last time you changed your HVAC filter? Drop a comment below and let me know. If you haven’t checked it lately, consider this your friendly reminder!

🔨 PROJECT FRIDAY! 🏡

Today, we’re pulling out the old bedroom windows and getting ready to order new ones! When winter hits, our north-facing bedrooms feel like the Arctic, and that $700 winter heating bill is NOT making a comeback this year! 😂🥶

We’re boarding them up until the new windows arrive, but getting this project started while it’s still warm should make December a little more comfortable. Hopefully, an early Christmas present to the house after all the hard work we’ve put in this year! 🎁

And yes, I said cardboard instead of plywood in my video! 🤦🏽‍♂️ I usually film in one take, and I’m giving myself grace. I’m human, and my people know what I meant! 😂

Your turn! 👇🏽 What DIY projects are you tackling at your house before winter arrives?

Today, I hit my cap at Keller Williams, and I shed a tear of joy. 🥹🏡

Not just because of the number, but because of what it represents: the hard work, late nights, early mornings, negotiations, inspections, and—most importantly—the incredible clients who trusted me to help solve their real estate needs this past year.

Every closing represents a family helped, a problem solved, and a dream moving closer to reality. It has also helped my family make progress on our own home, from replacing our front porch and cast iron pipes to tackling major electrical work. Each closing brings us closer to creating a cozy home where we can gather with family and friends for years to come.

I’m deeply grateful for every client who trusted me through one of life’s biggest decisions. This milestone is a reminder that when you stay true to yourself, show up for people, and keep doing the work, the results will come.

And guess what? WE AREN’T DONE YET! 💪🏾

There’s still work to do in 2026, and I’m excited to help even more families as we head into 2027. Whether you’re buying, selling, investing, or simply planning your next move, I’d be honored to be your Realtor for life—not just one transaction.

Integrity is doing the right thing, even when doing something else might benefit you more.

As a veteran, integrity was one of the values that was strongly instilled in me during my time in the service. It’s also something I carry into my real estate business every day.

Yesterday, a gentleman came into our office looking for another Keller Williams agent. As we talked, I asked the usual questions about whether he was already working with an agent. Although he wasn’t exclusively committed to that agent, it was clear they had built a relationship based on trust and communication.

So I told him, “It’s not that I don’t want to show you houses, but it sounds like you already have a relationship with another agent. How can I help you get connected with them?”

And that’s exactly what we did.

Could I have tried to win his business for myself? Maybe. But that’s not how I choose to operate.

I love showing houses, but I love earning people’s trust even more. I believe there’s a difference between earning someone’s business and taking advantage of an opportunity that belongs to someone else.

My goal isn’t just to help people buy and sell real estate. It’s to build a business rooted in integrity, relationships, and doing the right thing, even when nobody is watching.

If you’re thinking about buying or selling a home in Topeka or the surrounding area, I’d love the opportunity to earn your trust and help you navigate the process the right way.
