A permit getting sent back doesn't always mean there's something wrong with your design. More often than not, it's a paperwork issue and those mistakes can add 4–8 weeks (or more) to your timeline. Here are three of the most common reasons we see DADU permit applications get kicked back:
1. Septic documentation doesn't match the proposed unit.
If your plans show a two-bedroom DADU but your septic approval only covers one bedroom, the county will require updated documentation before moving forward.

2. Setbacks are measured incorrectly.
Your setbacks are measured from your actual property lines, not your fence. A current survey can make all the difference.

3. Missing utility documentation.
Water and sewer availability letters need to be current and included with your application. Simply referencing them isn't enough.

These aren't design problems they're preventable paperwork issues that can delay your project before construction even begins.

Three things you need to know going in:
1. Your jurisdiction city limits or unincorporated county. The rules, setbacks, and permit process are different depending on where you are.
2. Your intended use rental income, a family member, a guest suite. This affects design decisions and what you can do legally in your city.
3. Your target completion date and work backward from there. Design + permitting + construction = 9 to 14 months realistically.
