Home Inspector Law

Back in the 2016 Virginia Legislature, a law was inacted that required all Home Inspectors to be licensed. Although it was passed in 2016, the Legislature allowed for a delayed implementation until a year later, July 1, 2017. Please pay special attention to this act.

If you are representing a seller and your Ratified Contract is subject to a Home Inspection, it will be your responsibility to make sure that the report you receive from the buyer is from an inspector that is duly licensed.

Conversely, if you are representing the buyer, please be sure that the 2 or 3 recommendations you make to your client are of inspectors that are licensed. If the buyer has a recommendation of their own, the same due diligence must be followed. It just can't be a friend or relative that wants to help because they have an expertise in construction.
