Andy started his real estate career in 2008, shortly after exiting active duty military service in the United States Air Force. While on one of his four deployments to Afghanistan and the Middle-East, Andy read Robert Kiyosaki’s Rich Dad Poor Dad, after which point Andy opted to change his focus and started on a mission to change his own financial life with the ultimate goal to help others, specifically Veterans, change their own lives through home ownership and investing. Just as he did as an NCO, Andy led by example and pursued financial growth in his own life before encouraging others to make changes in their own lives. Andy began this quest as an Airman First Class (E-3), which seems like a million years ago, and he has proven anyone and everyone can change their lives through real estate as well. The adage is true; anyone can, most wont. To date, Andy has assisted clients, many Veterans in their own right, in real estate transactions totally nearly $20,000,000, and that number continues to rapidly grow. Andy has purchased and sold over 15 of his own properties and is a proven expert in the field of home ownership as well as real estate investing. Andy’s passion for this business is reflected in his drive for constant improvement. Andy earned a Bachelor’s degree in Management with a focus in Leadership, a Masters in Slavic Languages (a passion inspired by Andy’s military service) as well as a Masters in Business Administration. Aside from formal education, Andy’s hobbies are in line with business, as it is his passion, and he fervently reads market updates and strives to achieve the CEO average of reading over 50 applicable books per year. These habits and behaviors are only a part of what makes Andy a success in business and real estate, and ultimately for his clients. Above all else, Andy enjoys spending time with his wife, daughter and dog-daughter at their home in Northern Virginia. Andy is the self-proclaimed chef at home and the primary feeder-of-the-dog-at-the-dinner table culprit. Aside from real estate, his passions include playing guitar, listening to music, reading, skydiving, scuba diving, snowboarding and going to live concerts. He’s thinking about finishing up that pilot’s license he’s been working on since 2004 during 2018. He may say that in 2019 as well. Recommendation #6 to Save Up for Down Payment (Or anything): Track your Net Worth. This really isn't just for saving up for a single purpose....this is a practice I feel everyone should employ for a lifetime.

Every year, at least, you should update a net-worth spreadsheet and compare it to the previous year's. Just google "net worth spreadsheet template" or use this one attached. This will become a game too, much like saving up your coins and cash. You can create annual goals off this spreadsheet, such as "I want to increase my family's net worth by $10,000 in 2017" or "When our net worth hit's ### number of dollars by 2020, we will quit our jobs and live the life we want!" If your net-worth decreases, you're doing it all wrong and you need to figure out where things went wrong. Go through tips #1-5 again, and you'll figure it out. One cool thing about doing this the first time is you realize how many valuable things you have that you didn't even think of. Moreover, your net worth will grow fast when you start employing all these tips and you WILL reach your financial goals. But you will never know it if you don't keep track.

Tip #3: You have already written a budget and you are only spending cash, right? RIGHT?!?! Now, here is another great way to know your spending and also limit it.

Use another Excel Spreadsheet to record every single penny you spend. Three columns is all you would really need:
1: Date
2: Amount Spent
3: Category (This one is important, since it will show you how much you’re spending on things such as “Eating Out.” You might be really surprised.)

How does this curb your spending though? Well, doing this sucks! It is the bane of my existence! I hate it sooooo much! It is pretty annoying to have to open your wallet every night, pull out receipts, open the computer and input all the charges you made for the day. If you are disciplined and promise yourself you will adopt this practice for the year, you will absolutely reduce the amount you spend. Why, exactly? Because it is freaking AWFUL to do every day. I would rather not buy that damn thing I want so bad just so I can avoid having to input that transaction into my spreadsheet.

If you put your income on the same spreadsheet, you can see yourself chipping away at your savings with every transaction. It becomes a bit of a game as you try and spend less, and keep those numbers from turning red (like, you spent more than you made in the month.) When those numbers are still black at the end of the month, put that money away!

Extra Credit: Give your spouse access to your list. Your spending habits will certainly change. . . . drastically, for some of you!

Two "Coffee or Tea w/ Andy" appointments in one day! Yes, I had coffee at both of them! I was super wired! :)

Got to help an old friend and fellow Veteran get ready to sell his home of 8 years and prepare for an awesome life move to a sunnier location.

We were also able to talk to a young lady who will be taking advantage of our new proprietary program just for Teachers so she can join the ranks of those in the land of home ownership. I am really glad we were able to put this program together for Teachers. I'll explain more about this program and other programs we created in the weeks to come.

Tip #2 to Save Money and to Be Awesome at Life:

Congratulations! Maybe one of you who read tip #1 have made a budget by now. Yeah, that's not the fun part. But it is important. Now gets the fun.

You guys are going out tonight, right? It's Friday! Have fun....but........

.....SPEND CASH ONLY! ! Not just on Friday!

Leave your credit cards at home and only spend cash. Why?

A. In Tip #1, I recommended you create a budget. It is a lot hardeR.... nay, it is impossible to go beyond your planned budget if you only have the amount of cash you allotted in your budget in your hands. You cannot spend more than you have!

B. Going to the ATM is a pain in the butt sometimes and it takes time! Let’s say you have an impulse-buy idea. If you do not have the money on hand, you will need to go to the ATM. By the time you go to the ATM and return to the store, you probably will not even feel like you need that impulse item after all. So ask yourself, is this item really worth me driving to an ATM and coming back? No? Great, now put that money you were going to throw away on an electric vegetable peeler into your savings account. You owe it to yourself.

C. For most of us, when we only have a limited amount of cash to spend, psychologically, it is harder for us to break one of the $20.00 bills in our wallets for something we do not really need. If we had a credit card with us, we would not think twice about flipping that out, getting immediate gratification for the purchase and we would have to figure out how to pay for it later.
Over the long-term, when we spend only cash instead of using our credit cards, we tend to limit our overall spending. Employ this tactic in your life for the duration of 2018 and you will see your debt patterns decrease and your savings trend increase.

If your goal is to save up money for a down payment on a house, you can do this in just a few months. Each subsequent tip will build upon these first two, and in aggregate, you will save thousands of dollars every year.

Tip#1 to Save $$$ For Your House....Or to Be Awesome at Life.

Create a Budget:
I know this sounds awful, but it really is crucial to getting control of your personal finances. It really does not take as much time as one might think. You can knock this out in an hour or so. Gather up as many monthly bills as you can and know your take home pay. Then, open Excel and get to work! Here’s a link to a decent step-by-step to creating your budget:

Once all this is on paper, or a spreadsheet, you can set some goals and tweak your spending habits a bit. This WILL save you gallons of money over time and it also should motivate you.

Make this easy if you cannot fathom doing this for real. Force yourself to write something down, such as $300 for food, $100 gas, etc, and then just work toward it. The most important thing is to write something down and then actually try and stick to it.
