Our mower went missing. Then a resident called to bid on mowing the park.

Local guy. Available immediately. Equipment looked… familiar.

We were prepared to be upset. Then his quote came in at HALF what we were paying.

And that’s how a potential police report became a vendor interview.

We still have questions. Mostly whether edging is included.

Mobile home park management will put you in situations no business school thought to cover.

Rhino has reviewed the matter and would prefer everyone focus on the savings. 🦏👇

WE ANNOUNCED A STORAGE SHED AMNESTY AT THE MOBILE HOME PARK. APPARENTLY, THAT MEANS EVERYBODY GETS A SHED.

The idea was simple. If you already have an unauthorized storage shed, tell management. We'll work with you. No fines during the amnesty period.

A nice gesture. Very reasonable.

Apparently, the residents heard “BUILD AS MANY SHEDS AS YOU CAN BEFORE FRIDAY.”

Now we've got a guy assembling a shed with the urgency of someone who just found out the buffet closes in six minutes.

And he's not hiding it. He's PROUD of himself. He thinks he's following the rules.

Ryan tries explaining that amnesty is for sheds that already exist, not sheds that are currently being conceived in someone's gravel driveway.

Now we're debating at what exact moment four plastic walls become a building.

And somehow management is the unreasonable party.

Because nothing accelerates unauthorized construction at a mobile home park quite like announcing you're temporarily not punishing it.

We tried to reduce the number of illegal sheds.

We accidentally invented a shed-building competition.

Nothing in property management goes bad faster than a sentence that starts with: “Sure, we can accept packages at the office.”

It sounds reasonable.

Residents stop losing boxes off their porches.

Management helps everybody out.

Beautiful.

Then Tuesday happens.
Now the office looks like Amazon opened a distribution center inside a mobile home park.

Boxes on the desk.
Boxes on the floor.
Boxes occupying square footage that, unlike the packages, we actually pay rent on.

And every resident has the same defense:
“But shipping was free.”
Free to YOU.

Then somebody orders something so large Ryan has to determine whether it is still a package or whether the office is now accepting architecture.

That’s mobile home park management.
You solve porch theft at 9:00 AM.

By lunch, you’re running a fulfillment center nobody remembers authorizing.

Nothing says mobile home park management like discovering a refrigerator has become part of the landscaping.

You drive through the community thinking you’re checking skirting, roads, and lawns.

Then you turn the corner and there’s a mattress leaning against a porch like it pays lot rent.

Next unit?
Refrigerator outside.
Then a recliner.

Then something under a tarp that nobody wants to identify.
And every conversation starts the same way:
“That’s temporary.”

Of course it is.
So is most construction.

Ryan’s just trying to figure out when an appliance stops being trash and starts becoming an outdoor amenity.

Mobile home park management is basically maintaining housing while occasionally negotiating with furniture that has escaped.

Mobile home park residents: “WE NEED SPEED BUMPS.”

Also mobile home park residents 24 hours later: “WHY IS THIS SPEED BUMP BUMPING ME?”

You asked us to slow people down.
So we installed a speed bump.
Not a speed suggestion.
Not a little asphalt reminder.

An actual obstacle designed specifically to make your coffee reconsider its future.

Then the first resident hits it and suddenly:
“This thing is too aggressive.”

Sir.
You requested aggression.
You specifically asked us to put something in the road that makes speeding unpleasant.

Now you’re upset because it has included you in the program.
That’s the beautiful thing about rules at a mobile home park.

Everybody loves enforcement right up until enforcement recognizes their vehicle.

CURB YOUR PARK — “The Speed Bump Negotiation”

You wanted traffic calming.

We calmed the traffic.

Apparently we also needed to calm the residents.
And no, we are not cutting it in half.

At that point it’s not a speed bump.
It’s a speed suggestion.

Nothing reveals the true hierarchy of a mobile home park faster than asking two maintenance guys who gets the good golf cart.
Forget pay. Forget seniority. Forget titles.

There is one real perk:

Who gets the cart.

Suddenly two grown men who have spent all morning fixing water lines are running campaigns like there’s a pension attached to the steering wheel.

One guy promises snacks.

The other promises fewer unnecessary horn blasts.

Now we’ve got ballots, campaign promises, accusations, and Ryan somehow serving as the election commission for a vehicle that tops out around 14 mph.

Then it ends in a tie.

Naturally.

So Ryan creates a power-sharing agreement.

Monday and Wednesday: one guy.

Tuesday and Thursday: the other guy.

Friday?

The golf cart gets the day off.

Because after surviving a mobile home park maintenance department election, frankly, it’s exhausted.

Maintenance guys will crawl under a home in August heat without complaining.
Ask them to take the old golf cart?
Now we have a constitutional crisis.

Every mobile home park laundromat has one machine everybody thinks has killed before.

Not people.

Socks.

Specifically the left ones.

You buy washers and dryers thinking you added an amenity.

What you actually added was a tiny crime scene where somebody eventually demands management investigate a missing Hanes.

Now Ryan is questioning the dryer, defending its constitutional rights, and trying to establish whether disappearing laundry is technically theft or just “appetite.”

This is property management.

At 9:00 AM you’re discussing rent collections.

At 9:17 you’re conducting a forensic investigation involving a sock, a dryer, and one increasingly unfortunate rhinoceros horn.

Watch closely.

The evidence turns up.

Unfortunately, so does management.

You know the landscaping project went well when the neighbor accidentally becomes waterfront.

One guy adds a flower bed.

The next rain comes through and Lot 12 suddenly has amenities.

Now we’re standing in rubber boots discussing whether the problem is drainage, grading, landscaping, or the apparent political agenda of several petunias.
This is mobile home park management.

You try to make one lot prettier and somehow create international waters.
Nobody admits they caused anything.

Everybody has a property line.

And gravity, as usual, refuses to attend the meeting.

Because at a mobile home park, even the flowers can start a neighborhood dispute.

**Managing a pool at a mobile home park is basically running a tiny government where everybody is wet and nobody recognizes your authority.**

You put up one sign:

**NO RUNNING.**

Immediately, you’ve violated someone’s constitutional rights.

Now we’re debating whether it was technically running, aggressive walking, purposeful movement, or a “shade emergency.”

Meanwhile, Ryan has a whistle.

Which is already too much power for this situation.

Because once a grown man puts on a lifeguard polo at a mobile home park, eventually somebody is getting cited for how they moved toward a lawn chair.

And the best part?

The rules are very important...

right up until Ryan needs the chair.

Owning the pool is easy.

Managing the people around the pool?

That’s where civilization starts coming apart.

**City inspector + propane tanks + one overly confident park manager.**

What could possibly go wrong?

The inspector showed up with a clipboard.

Ryan showed up with opinions.

By the end of it, nobody was really sure whether we were inspecting propane, management, or the emotional condition of the equipment.

This is what happens when code enforcement meets someone who believes every problem can be fixed with better terminology.

That’s when things really go downhill.
