“Mom always said the house would be mine.”

I've heard variations of this over the years both personally and professionally, and it's something I think more families need to talk about.

Maybe Mom has always said the house will go to one particular child. Maybe Dad has told everyone that the kids can just sell it and split the money. Maybe there are even handwritten notes about who gets the furniture, jewelry, or family keepsakes.

Everyone knows the plan... Or at least everyone THINKS they know the plan.

But here's the problem: What someone intends to happen and what legally happens aren't necessarily the same thing. And when a home is involved, things can get complicated quickly.

What if one child wants to keep the house and another wants to sell? What if there's still a mortgage? Who's responsible for the property taxes, insurance, and upkeep while everything gets sorted out?

These aren't just legal questions. They're financial decisions, emotional decisions, and sometimes the beginning of disagreements that families never anticipated.

According to Trust & Will's 2026 research, 42% of Americans say they wouldn't know what to do if a family member passed away today.

That's a lot of families left trying to figure things out during an already difficult time.

And here's what I really want homeowners to understand... You don't have to be wealthy to need an estate plan. If you own a home, you have something worth planning for.

In Ohio, there are ways to plan for how real estate transfers after death, but the right approach depends on your circumstances. Having a will doesn't automatically mean your family can avoid probate, either.

I'm not an estate planning attorney, and I would never pretend to be one. But as a REALTOR® and Senior Real Estate Specialist combined with my background as a CPA, I believe part of helping people make good real estate decisions is encouraging them to think beyond today's purchase or sale and talk about what happens to the home years down the road.

So here's my encouragement this Senior Sunday:
Have the conversation.
Ask the questions.
Make sure your wishes are properly documented, and revisit those plans as life changes.

Because leaving your family a home can be a wonderful gift. Leaving them clarity about what happens to it might be just as valuable.
