These are the ones that raise the hair on my neck.

"We just financed a new truck." Congratulations. Let's go re-run your numbers.

"Can we close Friday? It's Wednesday." I love the optimism.

"I quit my job. Starting my own business Monday!" Love the ambition. Can it wait until after closing?

"I'll just move some money around first." Please don't. See Tuesday's post.

All of these are fixable, and I've fixed every one of them. They're just a lot less scary when I hear about them early.

Agents, what's the scariest thing a buyer has ever said to you? Drop it in the comments.

If you're planning to buy in the spring, the fall is when you actually get ready.

Some of the things that make a buyer strong take time. A credit fix that needs time to report. A savings plan that needs a few more deposits. Self-employment income that needs another tax return. A down payment that needs to sit still.

A lot can move quickly when it needs to. But the more you handle now, the more options you'll have when spring gets busy and everyone else is starting from scratch.

Getting fully reviewed now doesn't commit you to anything. It just tells you where you stand and what, if anything, is worth working on over the winter. Then when the right house shows up, you're ready to write.

This one catches good buyers off guard.

When you buy with a mortgage, the money for your down payment and closing costs has to be documented. Where it came from, and how it got into the account it's sitting in.

A few things that make that harder than it needs to be:

Cash deposits. Money kept at home is real money, but it's very hard to document once it hits the bank.

Moving money between accounts. Every transfer is another statement we need to see.

Money from family. Gifts are fine and common. They just need to be done the right way, with the right paperwork.

The easy fix is to decide early where your down payment is going to live, get it there, and leave it alone. If money is coming from somewhere unusual, tell me before it moves. That conversation takes five minutes up front and can save weeks later.

"I'm self-employed. No lender will touch me."

Self-employed borrowers get mortgages all the time. It's a different process, not a closed door.

What's different is the documentation. Instead of pay stubs, we're usually looking at tax returns, often more than one year of them, and the income that counts is generally what's left after your deductions.

That's where people get surprised. The write-offs that save you money in April can also lower the income a lender is allowed to use. It's not good or bad, it's a tradeoff, and it's much easier to plan around before you file than after.

If you're self-employed and thinking about buying in the next year or two, talk to your lender and your CPA at the same time. That one conversation can change the outcome.

Meet Filipp Laptev, one of the latest additions to the Lesser Lending team.

Fil keeps it simple. Before he talks loan programs, he wants to know what you’re actually trying to do: your goals, your timeline, and how long you plan to stay in the home. Then he builds the loan around those answers and works to make the whole process as smooth and transparent as possible.

He’s especially good with first-time buyers who want to understand every step, and he knows the down payment assistance options here in Washington well.

He’s also fluent in Russian. Я говорю по-русски. If you or someone you know would feel more comfortable going through the process in Russian, Fil is your guy.

Outside the office, Fil loves spending time with his wife and their four kids and getting outdoors on backpacking trips. He’s also involved in his church and the local community.

We’re excited to have him on the team, and we expect great things from him.

We actually love this stuff.

Yes, even the paperwork. Every file is a puzzle: income that doesn’t fit neatly in a box, credit that needs a plan, a deal that needs a different structure to work.

Figuring that out is the fun part. Seeing it come together is the best part: the call where the numbers finally make sense, and closing day.

That’s what keeps us doing this.

When one of my buyers makes an offer on your listing, you're welcome to call me. Not every offer needs it. But when you're weighing two close offers, or the file has a wrinkle, or your seller just wants reassurance, I'd rather you hear it straight from me than guess from a letter.

The questions I'm always happy to answer:

"Have you reviewed income and assets?"

"Has the file been to underwriting?"

"What could still stop this loan?"

"Can you close on our timeline?"

You'll get a straight answer. That's how deals stay together.

The people behind your loan.

Getting a mortgage shouldn’t feel like guessing what happens next. It doesn’t have to.

Behind every file there’s a team talking to each other, keeping you and your agent in the loop, and catching problems before they turn into surprises.

Five of us, one goal: get you to closing without the chaos.
