4.8 months of supply.
That’s the national inventory level right now — the closest to a “normal” market we’ve seen in years. Supply is up nearly 5% year-over-year to 1.6 million homes, and days on market are stretching out. Rates sitting above 7% are doing exactly what high rates are supposed to do: slowing the pace (sales down 2.2% from a year ago) without crashing values.
Here’s what I’m telling clients at TruTerra right now: don’t confuse “more supply” with “falling prices.” Median prices just posted their 39th straight month of year-over-year gains. This is a market rebalancing, not a market correcting — and that distinction matters enormously if you’re underwriting a deal today.
If you’re still pricing deals off 2021 scarcity assumptions, when’s the last time you actually re-ran your numbers?
