Under Contract Sign Delivery Day is one of my very favorite celebrations along the way!! Congratulations to not one – but two – of my awesome sellers for making it through due diligence and officially earning an UNDER CONTRACT celebration! 🎉 Closing is just around the corner for both of these Anderson, SC sellers, and we are one big step closer to the finish line.

For those wondering what due diligence means in South Carolina real estate: it’s the time period after a contract is signed when the buyer completes inspections, reviews documents, and does all their homework on the property. It’s a critical window where negotiations can happen and both parties make sure everything is solid before moving forward. I always tell clients not to pack a box until after due diligence ends. These days, a contract doesn't mean much until we make it through this critical stage. Whew!!

Making it through due diligence is a huge milestone in any transaction — and we did it! Onward to closing day!

Congratulations to my amazing buyers who texted me a photo of a home they loved back in August. The home wasn't on the market, but you know that's never stopped me from helping my clients get what they want! A few phone calls later and we were under contract on a gorgeous custom build!! Today, Dave and Anita received the keys to their stunning new home! This has been such a fun journey, and I am thankful that our journey will continue as we sell Dave and Anita's current home later this year.

Thank you to Shannon Jones with EXP Realty who represented the builder (aka her hubby!). She was an amazing partner through the process! Her hubby, David, is an amazing builder, no doubt!! And thank you to Newton Law Firm for a smooth closing process.
