Retiring to Sarasota in 2026? Here are five neighborhoods I'd recommend based on lifestyle, convenience, and cost of ownership.
I'm Alex Chau, born and raised in Sarasota. My top priorities? Proximity to Sarasota Memorial Hospital, walkability, and predictable ownership expenses.
With 7–8 months of condo inventory and sellers accepting around 94% of original asking prices, buyers have negotiating power!
🌴 1. Pelican Cove | Best Value
This gated, 75-acre waterfront community offers condos from $170K–$600K, six heated pools, a marina, nature trails, and social activities. Monthly fees run $500–$800. The catch? Older buildings mean reviewing reserves and potential assessments is essential.
🏡 2. Palmer Ranch | Best Overall
Gated, low-maintenance communities like Sunrise Preserve, Esplanade, Sandhill Preserve, and VillageWalk offer homes from the mid $400Ks to high $800Ks. Enjoy the Legacy Trail, golf, and convenient access to beaches and healthcare.
🌆 3. Downtown Sarasota | Best Walkability
Walk to restaurants, theaters, Marina Jack, Selby Gardens, and cultural attractions. Condos range from $500K into the millions, with luxury HOA fees around $800–$3,000 monthly.
🏖️ 4. Longboat Key | Best Island Lifestyle
Waterfront luxury, privacy, and beautiful beaches! More inventory means negotiating opportunities, but budget carefully for flood and wind insurance, which can cost $12K–$35K annually for some homes.
🌳 5. Cherokee Park | Best Central Location
Beautiful homes in Sarasota's West of Trail area, just minutes from downtown and Sarasota Memorial Hospital. Expect prices around $1.5M–$3M+.
My personal retirement pick? Palmer Ranch! Its combination of convenience, amenities, and low-maintenance living makes everyday life easier.
What's the most affordable retirement community? Pelican Cove is a standout, but always review condo financials, reserves, and assessments.
