A beautiful home doesn't always mean it's in good condition. Fresh paint, updated finishes, and a clean interior won't tell you everything about the roof, HVAC, or electrical systems.

Don't judge a home by its appearance. Inspect it.

I'm looking at this shower floor, and the water is still sitting there instead of draining properly. The floor should slope toward the drain, but this area appears to be holding water. That can leave standing water after every shower. Definitely something that needs to be addressed.

Rainwater shouldn't be collecting next to your foundation. 🌧️

When water sits too close to the house, it can create moisture problems and contribute to soil movement over time.

Pay attention to where water goes after it rains.

This is wild. The shingles appear to be installed well, but I'm seeing significant deterioration and granule loss across this section of the roof. Those granules help protect asphalt shingles from sunlight and weather. When they're wearing away like this, it's worth taking a closer look at the roof's condition.

If your house could tell you one thing about itself, what would you ask? 🏠👀

Would you ask about the roof, the plumbing, the foundation, or that one repair you’ve been putting off? 😂

Every home has a story. Sometimes, you just have to know where to look.

What would be your first question? 👇

They used cement board to build this fence, but there's untreated wood in the mix, too. I'm seeing what appears to be evidence of past termite activity around that wood. I can't confirm active termites from this alone, but it's definitely worth paying attention to what’s happening along your fence line.

That railing is supposed to keep you from falling, not make you question your life choices. 😂🏠

Second floor, too. 😬

I was checking the breaker for the dishwasher, and it wouldn't hold in the ON position during testing. That can indicate a defect or an overload, so the cause needs to be evaluated. Don't keep forcing a breaker back on. Have a licensed electrician inspect it and determine what's going on. This is exactly why we inspect.

Out of sight, out of mind? 🛑

When was the last time you actually looked inside your crawlspace? For most homeowners, the answer is "never"—until a major problem surfaces.

Standing water right next to your home's foundation is a recipe for expensive trouble. Over time, persistent moisture under the house can lead to:

Foundation Shifting: Expanding clay soils or eroded grading can destabilize walls.
Wood Rot: Excess humidity weakens floor joists and framing.
Mold & Pests: Dark, wet areas are an open invitation for wood-destroying insects and mold growth.

A beautiful home means checking the spaces you can't see from the driveway. Don't wait for structural issues to tell you there’s a problem.
