The fastest way to lose a house you are about to close on is to make a big purchase between contract and closing.
The lender pulls your credit one more time the week of signing. Anything that changed since pre-approval can delay or kill the loan. A new car. A new credit card. Financed furniture. Financed appliances. A co-signed loan. A large undocumented deposit. A job change. Any of it can disqualify you from a loan you already thought was approved.
This is the part nobody tells buyers until it is too late. The pre-approval is not the end of the process. It is the beginning of a 45-day window where your financial profile has to stay exactly the same.
If you are under contract right now, talk to your agent and your lender before you make any big financial moves. They are the only people who can tell you if it is safe. If you are getting ready to buy and you have not signed anything yet, save this post for the day you do.
