Just saw in The Roanoke Times the population information for our area. The City of Roanoke is about to break 100,000 for the first time since the 1990 census. The figure in July 2015 was 99,681 and if the city continues at the same rate, it should reach 100,000 people in next year's estimate. The county continues to grow but not at quite the same rate. The County of Roanoke's population is now 93,775. For Salem, they are over 25,000 at 25,438. The City of Roanoke is growing both from migration as well as births exceeding deaths. The County and Salem have to rely upon migration as their death rate exceeds births. From a median age analysis, Roanoke's median age is 38.3 whereas Roanoke County's is 43.4 and Salem's is 40.5 (includes Roanoke College students). The City's ages are very encouraging as it implies young professional moving in with children or having children. So you know, this bucks the state trend where outmigration out weighs new folks. Roanoke Valley is on the rise!!!!

Return visit to talk about Interior Curb Appeal. First and easiest, think about what you would want a house to look like if you were touring with intentions to buy and then apply to your house (HOUSE and no longer HOME). Starting right in - paint the front door and add new hardware. Make hallway inviting - it sets the tone of the visit and so often is overlooked for appeal. Have wood floors shining and any carpet stains need to be totally removed. Bright lights in every light fixture with blinds/curtains open for all showings (but make sure windows washed in/out). If painting needed, make it off white or beige. No cracks showing and certainly no ceiling water stains. Remember, women zoom in on the kitchen and bathrooms while men look at the garage and basement. If $$'s are limited, direct toward these four areas especially kitchen and bathrooms. Remove not needed kitchen appliances from counters (but do not overload cabinets) and add bright, bulky towels in bathroom. Paint basement floor and garage floor if you want to catch the man's eye! Make bedrooms as big looking as possible with removal of un-needed items. De-clutter where ever possible.Have closets only half full with neat hangings. If you have attic, shed, or garage storage areas - free up space so Buyers can see what is available. Conceal any pets. Have friend come in and do smell test to see if odors that you are accustomed to exist. On tables and shelves, have items lined up into threes. Remove family photos and other personal items from view. Certainly have no leaks or drips and remove any water stains from fixtures. Bad chaulking is like a bad neon light!!! If staging planned, seek professional assistance or study Internet suggestions. When the house is being shown, DO NOT be there. Remove pets. Have all curtains open with lights on. Soft music and lite gas logs help also. Beware of candles as Buyers are suspect that you trying to hide something. It has been over a month since, I penned a note to assist our Real Estate clients but I thought that it might be a good time to offer some thoughts that can help our Real Estate clients as well as help my associates in the Real Estate industry. Prior to becoming full time in Real Estate in 1998, I had a twenty year career in the property casualty insurance industry. As a Chartered Property Casualty Underwriter (CPCU), I still receive the bi-monthly CPCU Society Insights journal. Here is what I just read. Real Estate sales requires a lot of automobile driving time plus Real Estate professionals are very adapt at using the new social media and the new electronic services that enhance our ability to serve our clients. Problem is that the two do not match up very well when mixed. The end result is "distracted driving" which is a growing tragic in this country. A recent article by Paul Farrell, a Nationwide Insurance consultant, highlights the issue and I would like to pass on some thoughts about it. I will state some proven facts and let you make your own conclusion about what you plan to do next time that you are driving and doing some type of distractive act. The facts are coming from the National Safety Council, the National Highway Traffic Safety Administration, and distraction.gov. We are up to over 3000 deaths annually due to "distracted driving" (probably more like 5,000 as many are not reported as the cause).The usual distractions are texting, using cellphone, eating/drinking, talking to passengers, grooming, reading, using navigation, watching a video, and adjusting a radio. We all seem to think that we can multitask but our brain does not function quite like we think. Per studies, our brain quickly toggles between tasks, but cannot do two things at the same time. Just listening/talking on a cellphone while driving decreases our brain's processes by up to 1/3. Whatever the distraction, most can be categorized into three main group: Visual (eyes off road), Manual (taking one hand off the wheel), and Cognitive (taking one's mind off driving duties). We normally feel that we can control the first two but it is the third one that can really get you!! Point of fact - hands free telephoning is thought to be okay but it can be significant enough to that of a drunk driver with a blood alcohol level of 0.08 or more. I believe that we all know that texting is a major distraction but do you know that texting while driving increase the odds of a crash by 23 times! Talking on the phone is a lot less but it still has a 4 times factor as compared to safe driving. Keep this fact in mind - if you do a 5 second text while driving at 55 MPH, you will have traveled over 100 yards plus you were probably blind to the road during that time. Scary?? True story - 20 years ago an insurance associate of mine was dialing a phone number on the old style bag phone, drifted across the center line, had a head on collusion with an on coming vehicle, killed the wife of the other driver and led to my associates death several months later. The other driver was also the county attorney so the legal aspects were overwhelming. No phone call is worth that nor is the short (I can handle it) text so important to put yourself and others at risk. Using insurance terms, we know that "distracted driving" is a CHOICE and becoming involved in a crash while distracted is a CHANCE occurrence. Bottom line" we know that making better CHOICES can significantly reduce those CHANCES. Food for thought and thank you Mr. Farrell and the CPCU Insight journal.

Just saw a short list from the National Assn. of Realtors of 6 special things for a NEW HOME BUYER to do immediately when they close on their new home. First and foremost, is to change all the locks on the doors and the garage door code. You never know which former family members or neighbors has a key. You want to control who has. You can actually have a locksmith change the tumblers at a lower cost than putting in new locks. Second, make sure you know the location of your water shutoff valve plus get a good understanding of the electrical panel and how the wires run. Third, check for potential or present water leaks. Even with a home inspection, there could be water intrusion. Fourth, check for mice, rodents, etc and possibly other creatures especially in the attic. Fifth, clean and reline your cabinets especially in the kitchen. Sixth, steam clean your carpets and add a new house smell to your new investment. Enjoy your new home.

Good morning. Final note about some free or low cost ways to enhance your house for sale. A lot of little "make good looking" ways but some are - clean/polish all toilet fixtures daily - have routine with assignments with each family member to do daily - clean kitchen sink - some air freshers but not too much - blinds open. If any broken light fixtures, repair and make sure no dead bugs. Put matching towels in bathrooms with unused soap bars in dish. Repair dripping faucets. If fireplace, bookcase, or unique feature, make sure clearly visible. Clean deck and screened porch. If you re-paint, do neutral and then have some color in pillows, pottery, or pictures. Place a few in-door plants. If you have extra mirrors, hang near lights to enhance the brightest of the room. Remember, never be in the house when a Buyer comes. Just a few easy tips in these three write-ups that can assist you in selling quicker and, hopefully, at a desired price.

Hi again. Here are some more free ways or at least low cost ways to enhance your house for hopefully a quicker sale. My last message covered some Outside aids - now I will outline some Inside work that with little cost, some time, and a little elbow grease will help your house sell.

Clean everything that the Buyer might see. Shampoo carpets, wax floors, clean windows, and window treatments (repair blinds if they hang funny), and wash walls. Key item - if you smoke or have pets, the Buyers will know quickly unless you have done all possible to eliminate the odors even if you cannot tell the odors are there. Be careful, though, because heavy sprays to cover the smoke/pet odor might be just as bad and give appearance of hiding something. Remove clutter from closets and kitchen cabinets. The larger they look the better so box up all not needed. Spacious rooms are your goal so move out furniture unless needed. Store then in garage or your staging area for your move (sometimes taking one room and using it for preparation for your move is the best way to store boxes and unneeded items.) Create an easy flow throughout the house. Keep the drapes and curtains open so it will admit as much light as possible. Consider higher wattage light bulbs. This is a tough one - remove personal items like photos, weird posters (kid's room!!), awards, etc. You want Buyers to envision their living in the house so de-personalize. Remember, women look at the kitchen and bathrooms and men look at the garage and basement. More information to follow in several days.

Good afternoon. Over next several days, I will outline some "free and easy ways" to help you sell your house quickly. You know - all houses that are for sell will sell eventually but then again it might be over a longer time than hoped for and at a price much lower than desired. These are fix-ups that cost nothing except time and elbow grease. but ones that will help sell your property more quickly and perhaps even for more money.

I will start with the Outside and then cover the Inside in future notes.

Yard - spruce it up as first things the Buyers will see. Keep the yard mowed and shrubs trimmed. Remove toys, tools, garden hose, and other clutter. Weed the garden and flower beds and add mulch (but not right up against house). Add a little color with a flower pot on the front steps. Sweep walkway and driveway. If you have outside furniture, clean it up and if rusty or mildewed - just remove it. If your mailbox is old with mildew - replace it. If it is personalized, go ahead and change it or re-paint it.

If you have a garage, make it a "car garage". If you must store tools and bikes, place them neatly. Clean gutters especially if small trees are starting to grow. Make sure the gutters are straight as well as fences (paint if needed). Add extenders to the downspouts to make sure that water runoff is controlled. Look at your front door - is it appealing? - if not, replace or paint. Make sure door bell works and there are no squeaky hinges, sticking doors, or loose knobs. If there are two locks there, both should work, ideally with same key. Lastly, make sure that all windows, screens, and shutters are in good order.
