So, feeling ready to buy a new house? Great!
Started looking for good neighborhoods and school districts for your kids? Awesome!
Did you find a Realtor that can advise and help you out? Fantastic!
Do you have a Mortgage Pre-approval Letter from your lender?….Crickets….

This is often the most overlooked aspect by new home buyers, and it is often where the excitement of a new home purchase meets the reality of financial readiness. I cannot stress it enough to my clients: find and talk to a mortgage lender 3 to 6 months before you feel ready for some serious house hunting. Nothing can be done, i.e. no offers on the house of your dreams will be even remotely considered by the seller, without a letter of pre-approval from your mortgage lender. It is basically your financial background check, attesting that you are a bona fide qualified buyer.

A good mortgage lender should take a thorough look at your financial situation, not just crunch some numbers on a calculator during a 15 mins interview. A really good mortgage lender may even setup for you a 3-6 months plan or strategy, to give you a chance to improve whatever metrics are relied upon by the mortgage industry (credit score, debt to income ratio…), so as to get you a better rate or the best mortgage product that fits your needs when it is time for you to make an offer on that very special house.

Most REALTORS® recommend you get a mortgage pre-approval before shopping for a home.

I was chatting a couple of days ago with one of my nice neighbors, and he is currently renting a townhouse. He mentioned that he wanted to get out of the rental at some point in the near future, but not before taking care of his student loans.
Very wise, David! And I have 4 words for you: "debt to income ratio"!

Student loans are not necessarily an obstacle to homeownership, but your payments will be taken into consideration when you apply for a mortgage.

Mortgage Rates Rise to 2-Month High - Real Estate News - realtor.com

Here we go...As I commented on the March 17 article "Boost Your Credit Score to Buy a Home", potential home buyers (or those looking to refinance) are about to get hit by a "double whammy" this summer:
Whammy #1: legislative changes coming-up this summer to the lending industry (the Dodd-Frank Wall Street Reform and Consumer Protection Act), with noticeable tightening in lending requirements.
And now, Whammy #2: Federal Reserve Chair Janet Yellen indicating the Fed could start tampering of the quantitative easing policy and start raising short-term interest rates as early as 2015. Result: knee-jerk response from the banking sector and Mortgage Rates Rise to 2-Month High after a period of slow and steady increase. We are now around 4.4% for an average 30-year fixed-rate mortgage, a FULL 1% up since this same period last year.
So for those buyers who stayed on the fence because they missed the historically low rates of early 2013 (~3.3% for an average 30-year fixed-rate mortgage), it seems like the good times are not coming back any time soon. Although there is no clear consensus in the lending industry at the moment, all indicators seem to hint that mortgage rates have no other way to move but upwards.

After weeks of relatively unchanged mortgage rates, key rates for most U.S. home loans climbed this week, reaching the 4.4% threshold for the first time since January.

The following article is a good analysis of the age old dilemma: rent vs. buy. The answer is: 1/ It depends!...2/ on YOU! And when "you" is a couple, things are even more complicated.
I was confronted with this very same situation recently when presenting some of the Pro vs. Con arguments that also appear in this article to a client couple. I was just amazed by their drastically different "emotional" responses to the very same rational concerns.
Read the article and find out if you think with your wallet or your heart! And please don't argue with your spouse in front of your Realtor, it makes us feel really uneasy!

The truth is, no formula exists for knowing if and when you should buy a home.

The attached article from Realtor.com has some good insights on How to Improve your Credit Score, if you are planning to buy a home in the near future.
With the legislative changes coming-up this summer to the lending industry (the Dodd-Frank Wall Street Reform and Consumer Protection Act), there will be a noticeable tightening in lending requirements: higher credit scores will be required for favorable interest rates, bigger down-payments at closing, lower debt-to-income ratios for mortgage qualification.
In the NOVA/greater DC area, the concern is that this tightening will put home ownership out of reach for a lot of people, like first time home-buyers (typically young professionals still carrying debt from student loans), or professionals relocating to follow jobs around the beltway (but whose credit might have been damaged by the economical downturn).
Home sellers may feel immune to these upcoming legislative changes, but there is no telling how a shrinking pool of qualified buyers will affect home values in the area. As of now, there is no clear consensus among lending professionals, so the full impact of the upcoming reforms remains to be seen.
