Local Banks Help with personal loans and mortgage payment assistance Your bank and/or mortgage lender may have programs that can help you if you are adversely affected by the 2019 Federal Government Partial Shutdown. Each institution has different ways they are approaching the assistance, including missing a payment (and how to repay); 0% short-term loans; and other custom solutions that can be worked out between you and them.

An associate found the websites of the “shutdown” assistance programs for banks and credit unions that serve the area – if you’re bank is not listed here visit their website or call them. He found that not every company has a message at the front page and had to search “shutdown” on several to find a message directing members to a help page.

HOW IS THE GOVERNMENT SHUTDOWN AFFECTING THOSE WHO ARE SCHEDULED TO CLOSE ON THEIR HOME?

While Congress previously approved funding for 75% % of the government’s operation the remaining 25% of the government remains unfunded until the White House and congressional impasse can be resolved.

This partial shutdown may cause delays in settlement. Here are some of the reasons on how buyers may be affected:

1.) Tax Transcripts: IRS ability to process transcripts will be impacted. All 4506-T must be executed prior to settlement and will be processed once the shutdown ends.

2.) Social Security Number Validation: Similar to the IRS the SSA will not be able validate SS#’s.

3.) Verbal Verification of employment (VOE) for all Govt. Employees: This must be provided prior to settlement. Alternative documentation can be provided such as current paystubs post shutdown. Any Govt. employee that is affected by this requirement or furloughed during the shutdown cannot close until verification of return to work is supplied.

4.) Flood Insurance: There will be no new federal flood insurance policies issued during the shutdown. All loans must have proof of valid Flood insurance in place if applicable with a paid receipt prior to closing. Private Flood insurance is acceptable but this option comes at an increased price.

5.) FHA and VA: General automated functionalities and insuring will be un-effected by the shutdown. Any condo approvals in process or individual cases that must reviewed by either agency will be delayed and in those circumstances closing could be delayed until FSMC obtains the necessary documentation.

6.) USDA: GUS will not be functional nor will any review or conditional commitments be issued. USDA closings will have to be delayed until the shutdown is resolved.

Since this is a fluid situation, we will continue to monitor the guidance and issue updates as needed. Please don’t hesitate to contact me with any questions. Hopefully it is resolved quickly.

Time to winterize your exterior water faucets

Temperatures are starting to drop this week in the Mid-Atlantic region. Take some time this weekend to make sure that your exterior water faucets are drained and shut off properly. 10 minutes now will save you the possibility of damage to pipes later this winter / next spring.

Here's how to do it

Start with the outside
First, disconnect the hose from the outside faucet. Once the hose is disconnected, turn on the faucet and let it run while you head inside to shut off the valve.

Shut off the valve from the inside
Locate your exterior water shut off valve. For most, it is found in the utility room along with your sump pump and hot water heater. It may also be concealed behind a panel - either way, it should be clearly labeled. Turn the valve to the off position. If you have more than one valve, make sure all are turned off.

Once the inside valves are turned off, return to the outside faucet. If the water is no longer running, you're done! Just turn the faucet to the off position and head inside to wait for warmer weather.

A planned community is open to new people, businesses and ideas, but committed to its planning principles. A planned community has open space for all, and a quality of life based on an existing infrastructure, not future plans and promises. As a planned community, Reston was uniquely designed to be a place for people of all ages, backgrounds and means to live, work, and play.

The Proposed Reston PRC Zoning Ordinance Amendment: The County’s Rush to Ruin Reston, June 26, 2017

WANT TO MORE THAN DOUBLE RESTON'S POPULATION AND THEY ARE SHOVING IT THROUGH WITHOUT PROPER CONSIDERATION!

THIS REPORT IS DEVASTATING FOR RESTON'S FUTURE!

In a detailed report, see linked blog, examining Fairfax County's proposal to allow a substantial increase in population density in Reston's Planned Residential Community (PRC) zoning area, the Reston 20/20 Committee critiques the County's motivation for the accelerated passage of the amendment without examining its consequences.

The report shows that the fast-track schedule is unnecessary and looks at the impact of the proposed change on three key infrastructures--traffic, parks and recreation, and schools. It shows that the Reston plan and County efforts vastly understate the facilities needed to meet the County's own standards and guidelines, much less those of Reston.

In so doing, the report exposes a County strategy to do everything in its power to increase tax revenues by eliminating barriers to "high density" development in many locations across the County while cutting its own commitments to providing the infrastructure needed to preserve community quality of life.

Terry Maynard, Co-Chair of the Reston 20/20 Committee, noted, "The County's need for speed is not supported by the pace of development in Reston, even though substantial development is going on. The County, working with the community, has more than sufficient time to take a thorough look at the effects of the proposed zoning ordinance amendment. The County just doesn't want its flawed zoning proposal to be exposed."

"As the report points out," commented Tammi Petrine, Reston 20/20's other Co-Chair, "The County appears to be trying to do all it can to protect its AAA bond rating, even at the expense of the County's residents, especially those in Reston. This politically expedient strategy is bound to fail and harm our future quality of life.”

Reston 20/20 calls upon the County to engage the community in understanding the variety of implications of the proposed zoning ordinance change as well as those already taken on the PDC/PRM zoning ordinance, and create a PRC zoning amendment--if any--more in line with Reston's vision of its community going forward. That amendment should be fully consistent with the intent of the County's zoning ordinance “to promote the health, safety and general welfare of the public and to implement the adopted comprehensive plan for the orderly and controlled development of the County.” None of that is in the Reston PRC zoning ordinance or the currently proposed amendment.

In the meantime, the current zoning proposal to substantially increase allowable overall population density and lift any constraints on residential density in "high density" areas in Reston should be shelved.
