One way to track the effects of the stay at home order is to monitor supply vs demand. We've always watched this number closely - as our "crystal ball" of sorts....we came into this with extremely limited inventory (seller's market) and have noticed that while new listings outpace contracts, when you factor in homes that have been put on hold - the number of available houses continues to shrink.

So what does the new order mean for real estate?

I’ve seen multiple posts asking whether Realtors and the business of Real Estate are essential or not. That’s the wrong question which is why it’s leading to so many different answers. The Executive Orders (53 and 55) name some essential businesses, but they DO NOT prohibit non-essential businesses from operating.
The relevant language from EO55 is as follows: “Individuals may leave their residences for the purpose of:
a. Obtaining food, beverages, goods, or services as permitted in Executive Order 53;”
Ok, so what services are permitted under Executive Order 53?
7. All businesses shall, to the extent possible, adhere to social distancing recommendations, enhanced sanitizing practices on common surfaces, and other appropriate workplace guidance from state and federal authorities while in operation.
8. Although business operations offering professional rather than retail services may remain open, they should utilize teleworking as much as possible. Where telework is not feasible, such business must adhere to social distancing recommendations, enhanced sanitizing practices on common surfaces, and apply the relevant workplace guidance from state and federal authorities.
Real Estate is a professional service- it’s not on any list of essential services, but non-essential services aren’t required to close down, only to adhere to workplace guidelines on enhanced sanitizing and social distancing.
Here is the actual list of essential businesses
5. Essential retail businesses may remain open during their normal business hours. Such businesses are:
Grocery stores, pharmacies, and other retailers that sell food and beverage products or pharmacy products, including dollar stores, and department stores with grocery or pharmacy operations;
Medical, laboratory, and vision supply retailers;
Electronic retailers that sell or service cell phones, computers, tablets, and
other communications technology;
Automotive parts, accessories, and tire retailers as well as automotive repair facilities;
Home improvement, hardware, building material, and building supply retailers;
Lawn and garden equipment retailers;
Beer, wine, and liquor stores;
Retail functions of gas stations and convenience stores;
Retail located within healthcare facilities;
Banks and other financial institutions with retail functions;
Pet and feed stores;
Printing and office supply stores; and
Laundromats and dry cleaners.
Everything else you are reading or hearing is probably risk management or conjecture.

At AGC, we take the personal health and safety of our clients and community very seriously. You may have some growing concerns about the novel coronavirus (COVID-19), and we wanted to put your mind at ease with some of these basic tips to stay healthy while navigating the real estate market:
Use hand sanitizer before and after seeing a home, this keeps your germs out of the seller's house and their germs out of your car.
Hand-washing is your best self-defense against the spread of germs.
For the time being we will be avoiding shaking hands and hugs. It's not that we don't care about our AGC family, clients, agents, and vendors - it is because we do!
Please stay home if you are not feeling well, especially if you have a fever, are coughing or sneezing or are experiencing shortness of breath. This goes for buyers, sellers, and vendors. We are happy to accommodate a virtual showing or reschedule an appointment for the health and safety of our community.
Help us by being vigilant. If you have any questions or concerns about what is appropriate, please follow guidance on the CDC website.
Here are additional things we are doing to keep our clients clean and safe:
We have put instructions in the MLS and in our showing instructions to please reschedule if someone isn't feeling well.
AGC team members are all working from home during this time. All methods of communication are still up and running as normal, with the exception of popping in for a visit to the office. The main number 703-574-3478, personal cell numbers, and all email accounts are business as usual.
We have made sure all listings have booties and ask that all of our sellers please put out hand sanitizer or wipes near the brochures, as well as to wipe down door knobs, light switches, and faucets after a showing. Consider replacing hand towels in bathrooms with a disposable alternative.
We have suspended all in person open houses at this time, instead we will be hosting virtual opens. We will share information on these via social media, email, and the MLS.
We are closely monitoring updates from the Centers for Disease Control and the World Health Organization regarding COVID-19. We will continue to seek guidance from these agencies and public health officials, and we will update you should we make any changes due to new information.
Loudoun County has implemented a way to text for updates as well. Simply text "LCCOVID19" to "888777" to enroll.
