Thinking about selling your home ? Want to do it yourself ? you can save money and be your own broker ? Many think this way so what do they do ? Many make the mistake of Advertising the home for sale on Zillow or some similar site. Every now and then someone gets lucky and sells it themselves. If your going to do that I can guarantee you that 2 things will happen
1) Agents will ring your phone off the hook till your tired of answering. They will say "I have a buyer" but they don't and they want the listing. Buyer's AND Investors will beat you within an inch of you life. Cutting out the middle man seems lucrative and in theory can save you some money but in the end you can lose your shirt. Then non agent-ed buyers will punish you with unsolicited calls and visits and low offers and finally out of frustration you may hire and agent to list it for you or you may get lucky and get a contract. Then because you feel your home is better because of emotional attachments and feelings of sentiments. The fact is the buyer doesn't feel your sentiments nor will he/she pay for it. If you have thick skin go for it but a good agent will shield you from dealing with the nonsense and get you the results you need. In the end you end up doing one of two things and maybe both. 1 is to go with a limited agency that charges a nominal fee to list and nothing else and if you still don't sell a smooth talking agent manipulates your frustration and tells you that you get what you pay for and you end up paying 6 or 7 % and walk away thanking your butcher (agent) Commissions are negotiable. If the agent walks over 6% and wont flex let them walk

I sometimes laugh at ads I hear on the radio , Especially from this crew. If Debbie has the buyers and they are all ready and willing to buy and 5500 in her database then why does she need to list your home ? You should be able to call Debbie and say "Bring me a buyer please and only pay 2.5 to 3% commission. That's not how it works. We all have a database and we all have buyers and potential sellers but Puffing is common in real estate and If she has a buyer you don' t need to list with her and pay 6%. I hear her ads on radio stations and she is insulting to other agents and this is by no means an ad for her and her team. You should know that unless you want to list with a certain agent and they say they have a buyer make them prove it and sign a FSBO Agreement with them to pay a buyer commission. At some point you may want to list but make sure you agent isnt one who blows smoke up your backside

A merchant decided that in order to sell his seedless watermelons that he needed superior advertisement,drone aerial photography and a glossy 3 page flyer with descriptive photos and remarks about his watermelons. Once that advertisement was in place he posted a $14.99 price on his watermelons. The competitive merchants were advertising and selling the same melons for 4.99 and using newspaper type paper with dull print) each but somehow he kept insisting that he could get his price.
As the days went by the melons sat without a buyer so he fired his advertising staff hired a new one and got more drone shots more 3D photos and new glossy flyers and then the same 14.99 price. Once again the watermelons sat and sat and sat till they rotted in the case. This seems pretty ridiculous and almost insane but this is what goes on in Real Estate all the time
When a seller overprices his home, has emotional value added has not done a single upgrade or for that matter buys a property near a major road power line railroad track or has some other challenged feature that makes the property unsalable at the insisted on price or comes off the FSBO beat list with an agent but adds commissions and cost on top of market value. He goes through one agent after another and insist on all the whistles and bells that come out of the agents pocket and if it doesn't sell the agents loss. As the Listing agent why not offer a pyrotechnics show and a parade when it sells to the sellers ?
The emotional value and memories are yours to take and they are valuable to you but not to the new buyer as they already have their thoughts and dreams. Comparing apples to apples the same house going for 1 million backing to an orchard and in the same condition as the same house backing to a railroad track or busy highway will not yield the same dollar per square foot. The 3 rules of real estate are 1 location 2 location 3 location and maybe add condition and curb appeal in as good measure
Thinking of selling ? Be realistic about condition location and price and if you took money out of the house to put into another project your not selling at a loss your just paying it back. If you bought a lot that had no lot premium and backs to something funky you will pay at time of sale and if you don't have an outdoor living area, landscaping original builder white paint original carpet unfinished basement you may want to rethink your dream price and when an agent comes through the door and says you can get that unrealistic price he just bought the listing and the rights to beat you up over the course of the listing

Homeownership Rates in the United States remain steady
According to the US Census Bureau's recent Quarterly Housing Vacancies and Homeownership report, rates of homeownership look to be holding steady. The homeownership rate clung to 63.6 percent in the first quarter of 2017, virtually unchanged from 63.7 percent the quarter prior and 63.5 percent the year prior.
Additional findings from the study include:
The Midwest held the highest homeownership rate in the first quarter, at 67.6 percent, while the West held the lowest at 59 percent.
Homeownership rates in the first quarter were also highest among homeowners aged 65 and older, at 78.6 percent, and lowest for homeowners aged 35 and younger at 34.3 percent.
The rate of homeownership among Hispanic Americans markedly rose for the second straight year in 2016 - a trend against the current par for the course and currently stands at 46.6 percent.
The renter vacancy rate came in at 7 percent. Breaking this down more specifically, the renter vacancy rate was highest outside "Metropolitan Statistical Areas" or "MSAs" at 8.7 percent, followed by inside principal cities at 7 percent and in the suburbs at 6.5 percent.
The median asking sales price for vacant for sale housing in the first quarter was $176,900. The median rent for vacant for rent housing, over the same period, was $864.
4 Things Professional Burglars Don't Want You to Know

About me where Ive been and what Ive been doing.
For the last 4 years I have not so much focused on real estate but I thought driving Limousines would be a fun way to recover from a marriage that fell apart. It was fun. I met a lot of great people and went to some great places like Australia,Camp David and swam in the Presidents Pool, Met federal marshals,Secret service agents and celebrities, but after a while it got stale and I felt wrestless and Real Estate calling me home.As this job terminated this listing goes under contract. Great timing huh ?
I am a seasoned agent an Army Veteran and have been in Real Estate since 2002. Seems that everyone knows and agent or has a license so there is lots of competition and lots of frauds trying to sell agents packages of how to distinguish themselves from other agent as well as many mega agents on TV and RADIO always talking down the small guy.
Here are some of the advantages of using the small guy
1 he is not paying 10k a month to his MASTERS AT ZILLOW nor 30 to 50% of his commission to a do nothing broker so his overhead is lower.
1.5 He/She is hungry
2 he doesn't have a team of turn over agents servicing your listing or buy so that when you call the office you don't get the same person twice and NEVER get the name that goes on the sign who owns the listing
Meanwhile they dazzle you with fancy brochures and gimmicks like drones from above and brokers opens with a pianist and ice carvings and feeding all the local agents lunch. Tuesdays become free lunch day in the industry and your house can be full of agents just out for a free lunch who have no knowledge of the neighborhood. They usually pass out an opinion of price form to the agents. Many agents don't know the neighborhood so what qualifies them to answer.
3 They don't brag about a data base of 5200 buyers as in Muffyisaliar.com.
Think about it if Muffy has 5200 buyers in her exclusive database why does she want you to list with her ? She should be able to prance herself her 450sl while wearing a cape like a super hero and her buyer over to your house and write a contract. Muffy is full of it. Her Radio ad has some guy named BO saying he loves to recommend her. Ha ha He recommends her for a paycheck that's why he loves to commend her and who is BO anyway?
The next ruse is the guaranteed buy if your house doesn't sell in a specific time at a price "agreed" upon. That will never happen unless you are stupid to take 60 cents on the dollar for your homes actual value. You'd walk away with more money if you listed it at 10% commission than deal with this angle .
The next bogus claim is that the agent can get you more than you list for. Yea in an extremely competitive sellers market the upgrades are off the hook or the agent talked you into under-pricing your home, but if you don't have a contract or an offer in a 30 day market in 15 days you better act quick You are over priced. If you sell too quick you may be under priced
It goes on and on You sign on to Zillow or another search engine and you have agents ringing your phone off the hook and your a cold lead to them so they are using scripts on you to get you to commit to them and then wont give you a break when you ask for a 5% listing. Zillow is charging 10k a month to many of them the broker is charging who knows what. That glossy dazzling brochure and internal photos cost 500-700 dollars to produce so the agent needs every dime and the cost of the ice carving, piano and the feeding of the 5000 is all part of that commission.
The list goes on so why should you use the small guy or even me when you go to sell your home or buy one
1 My overhead is low and I can get the same results without having to go through the dog and pony show. Every listing ends up on the same internet with EVERYONE TRYING TO SELL IT
2 I eliminate steps that are a waist of time and your money and don't fill your head with illusions of a higher price than your house will bring but will test the market to see just how much we can get you
3 I have extremely low overhead and can compete with ANYONE and win the bid and get the same results and not show up in my BENZ or Maserati that you may be paying for
4 I have 15 years of experience have sold and listed hundreds of homes and have sound advice and go to agents and the same resources as the Mega agent which can help have some great lenders photographers and if you want those glossy brochures and all the fluff that DOESN'T sell houses but just placates the owner we can discuss that.
When I lived in Nevada I had a friend come to me and say "LETS GO TO THE CASINO " My reply was "Lets just go to the bank get a bag of money drive by the casino and throw it out the window " You may be wasting your money by going to the big name
