The following analysis of the Washington, D.C. Metro and Baltimore Metro Area housing markets has been prepared by Bright MLS and is based on July 2020 Bright MLS housing data.

DC Metro Area - Overview
DC Metro July home sales and median prices

The area marked a new ten-year best for median sales price ($530.0K), easily surpassing the previous high set in April ($507.0K).
Washington D.C. townhomes scored a monthly median sales price above $800.0K for the first time on record ($801.5K).
Arlington hit a new overall decade high, with townhomes at a ten-year record sales price of $927.5K (+15.9%).
Area home sales climbed to a July ten-year best.
It was the first time on record July closings improved over June.
Days on the market (8) fell to their lowest July level in a decade and the second shortest number of days overall in ten years.

New pending sales of condos/co-ops (1,691, up +13.3%) set an overall ten-year high.
New pending sales of attached homes (3,297, up +14.8%) reached their highest level since April 2016, and the fifth-highest in the past ten years.

The following analysis of the Washington, D.C. Metro and Baltimore Metro Area housing markets has been prepared by Bright MLS and is based on February 2020 Bright MLS housing data.

DC Metro Area - Overview
DC Metro February home sales and median prices

The metro area hit a ten-year February high on the median home sales price and continued a four-year trend of February year-over-year gains. Townhomes hit their second-highest monthly median price ever in the past ten years.
Arlington detached homes ($1.14MM, +19.2%) and condos ($438K, +11.3%) hit an overall ten-year sales price high.
Montgomery County recorded a February ten-year high for the median sales price. Townhomes were a crucial part of the month’s performance, with a +11.3% year-to-year gain.
Prince George’s notched a February ten-year high on median sales prices (+8.0%), as the median price of townhomes ($285K) rose +9.1%, while detached homes ($340.8K) improved +6.5%
DC metro closings climbed to a February ten-year high (3,244).
Montgomery County closings rocketed +24.2% from a year ago to a new February high. Closed sales in the county are on an eight-month streak of year-over-year growth.
Arlington’s lean inventory continues to reflect in the area’s number of closings, down -10.4%. It was the steepest year-over-year drop in the area.
A robust +11.4% gain in new pending attached home sales (2,568) guided the DC Metro Area to a February ten-year high in the category.
In Alexandria City, levels of new listings grew by double digits for the first time since April 2018. Condo / Co-op listings grew by 30.3% over a year ago.
With Montgomery County townhome sales up +65.8%, units came off the market nearly three weeks sooner than last year (18 days, -20 days).

Mortgage rates forecast for January 2020
Looking back, 2019 was a fantastic year for mortgage rates, and January should continue to deliver value for mortgage shoppers.

Rates started dropping in early-2019 and have held very low throughout the year.

Rates are in the sub-4% range according to Freddie Mac, which was unthinkably low just a few years ago.

Comparing to one year ago, mortgage consumers are saving $125 per month on a 30-year fixed, $300,000 mortgage.

If you’re waiting for lower rates later in 2020, here’s news for you: ultra-low rates are already here.

These two ❤️

After finding a home they liked, we made an offer and went under contract. Upon home inspection, we requested some necessary repairs but the seller was unwilling to repair or negotiate fairly so we decided to exit that contract and continue our search.

Well, everything happens for a reason, and it was never truer than when they found their absolute dream home a week later. An older Cape Cod with a large yard and lots of charm! There was fierce competition and we had a feeling it would go fast, so we wrote a letter, made our absolute best offer complete with escalation addendum and said our prayers. Getting the call that we won was a joy not just for me as a realtor, but as a friend who was so happy for my friends.

The rest of the transaction was smooth sailing, minus a minor closing delay - through no fault of ours - but through it all they remained happy, patient and flexible and in the end all was well.

Such a sweet couple, and I couldn’t be any happier for them on their first home purchase. They tell me that they aren’t going to be repeat clients because they intend on staying in this home forever. 😂

ATTENTION HOME OWNERS & TAX PAYERS OF FAIRFAX COUNTY!!

Please Read Important Update on the Fairfax School Board:

The Fairfax County School Board is meeting on Monday, July 22, to discuss proposed changes to Policy 8130.7. This change is a cause for alarm. It is the first major, direct step towards drawing new school boundaries without community input. This will affect every school and neighborhood in Fairfax County.

This is the change we have worried about. We need you to show up on July 22 with your friends and neighbors and let the school board know we are watching, what you do matters to us, and we demand input.

Policy 8130 determines how and why local school boundaries are adjusted. Per school board member Pat Hynes, it is not the business of the school board members to safeguard the bets of homeowners and they are preparing for some "seismic" boundary changes. They will use this policy as their guide and claim their hands are tied if we do not like their boundary changes that happen in the future.

The proposed new policy for boundary changes removes the following criteria for consideration of boundary changes. In other words, they will be able to change boundaries without considering:

*the overall impact on students and families
*operating costs
*matching resources to needs
*improving operating efficiency
*the impact on neighborhoods
*busing costs
*considering school feeder alignments
*long-term costs and
*INSTRUCTIONAL EFFECTIVENESS.
So, what's left?

Here is the New Considerations in the New Boundary Policy which is their 1st step in implementing the OneFairfax Policy.

“Socioeconomic and or racial composition of students in affected schools”
“The geographic location of affected schools in relationship to the surrounding student population”
“The safety of walking and busing routes”
“Operational efficiency to include long-range capital plans and busing costs”
“When Boundary changes are being considered by the School Board, changes shall not be restricted by boundaries of individual schools, administrative area, zip codes, or magisterial districts”.

Each successive policy has taken further steps to eliminate public hearings and community involvement but push forward the Onefairfax Policy. The new proposed policy further erodes their requirements to hold public hearings or tell our community about "expedited boundary changes." If they had their way, they wouldn't tell us about anything at all. Most of the current school board members are retiring, so they won't even be around to hear about it.

Let's not let our voices be eroded any further.

Please help make sure that the School Board knows that we value instructional effectiveness for our children and a community voice in these issues.
