A Little Fall Maintenance Goes a Long Way

Before the temperatures drop and winter settles in, fall is a great time to give your home a little extra attention.

🍁 Clear the gutters. Remove leaves and debris to help water drain properly and reduce the risk of overflow.

🏠 Check the roof and exterior. Look for loose shingles, damaged siding, or areas that may need attention before winter weather arrives.

💧 Pay attention to drainage. Make sure water flows away from the foundation and isn't collecting near the house.

🌬️ Seal up drafts. Check windows and doors for gaps that could affect comfort and energy efficiency.

🌳 Tidy up the property. Remove fallen branches, keep walkways clear, and take care of landscaping before the weather turns.

Regular maintenance can help prevent small issues from becoming bigger problems and support the long-term condition of your home! A little preparation now can make a big difference when winter arrives! 🍂

A beautiful deck. A cozy fireplace. A stunning kitchen renovation.

These features can make a home more appealing, but how much do they actually contribute to its market value? The answer isn't always as straightforward as you might think!

A feature's contribution depends on several factors, including the property itself, the preferences of buyers in that market, and what comparable sales reveal. Something that makes one home stand out may have a different impact on another.

And the cost of adding a feature doesn't automatically determine how much value it contributes.

An appraiser looks beyond the feature itself to analyze how the market recognizes it. Because what makes a home more appealing and what adds value aren't always the same thing.

A new kitchen can transform a space. Fresh flooring can change the feel of a room. And a thoughtful renovation can make a home far more functional.

But some property characteristics aren't so easily changed.
A busy road. An awkward lot. Limited access. The way a property sits on its site.
These factors may influence how a home compares with others in its market, even when the interior is beautifully updated.

That's why an appraisal considers more than what's been renovated. It also considers the property's location, site characteristics, and how those features are reflected in the available market evidence.

Because while improvements can make a difference, the features you can't change can matter, too.

Not every home fits the mold—and that can make the appraisal process especially interesting.

Maybe it's an older home with a modern addition. Maybe a finished space has an unusual layout. Or perhaps years of renovations have created a property that's truly one of a kind.

In these cases, finding similar properties is only part of the process. An appraiser must consider the home's individual characteristics, identify the most relevant market evidence, and analyze how its unique features compare with those of other properties.

The goal isn't to find a perfect match. It's to develop a credible opinion of value supported by the available evidence.

Because when a property is anything but cookie-cutter, the analysis shouldn't be cookie-cutter either.

Listing photos can show you the new kitchen. The updated bathroom. The beautiful backyard. But some of the things that matter in an appraisal aren't quite as easy to photograph.

How does the layout function? What is the overall condition? How does the property sit on its site? Are there location influences that affect how the home competes with others? How do the improvements compare with what buyers are seeing elsewhere in the market?

These details may not make it into the listing description, but they play an important role in the analysis.

🤔 What happens when there isn't a perfect comparable?

Unique homes, rural properties, unusual sites, historic properties, or simply a limited number of recent sales can make the comparison process much more complicated.

That's when an appraiser's analysis becomes especially important. Looking at the available evidence, identifying meaningful similarities and differences, and determining how the market data can best be applied to the property being appraised.

Real estate doesn't always give you a perfect example. The job is to figure out what the evidence does tell you.

🔎 An appraisal isn't just about what you see. It's about the questions behind what you see.

A finished basement isn't simply a finished basement. A renovation isn't simply a renovation. Even a great location isn't automatically reflected in value.

An appraiser has to look at the evidence and ask: How does the market respond to this?

That means looking beyond features themselves and analyzing how those features influence a property's position among competing properties.

Because in appraisal, sometimes the most important question isn't “What does this home have?”

It's “What does the market do with it?”
