Utah multi-unit sellers are asking $282 per square foot this year, down from $297. Single-family sellers are asking $290, up from $286.

More multi-unit owners are listing too. New listings are up 7.1% year to date against 3.2% for single-family, though that is 55 more listings, not a flood.

Duplex asking prices are down 5.3% per square foot, triplex down 9.3%, fourplex down 1.5%.

These are asking prices, not sold prices. If you are listing a small multi-unit this fall, price it against this year.

"The Fed has been cutting or holding over the last year or so....So why are mortgage rates still up?"

Since 2024 the Fed has cut its rate 1.7 points.

Over that same stretch the 30 year mortgage moved only from 6.86% to 6.65%, and it now sits HIGHER than the 6.58% it averaged a year ago.

The Fed controls the overnight rate banks charge each other. That rate drives credit cards, HELOCs and floating rate bridge loans.

It does not set mortgages.

Mortgages and most fixed rate commercial loans price off the 10 year Treasury plus a spread, and investors set the 10 year by buying and selling bonds. The 10 year is up 0.39 points over the past year.

This has happened before.

From 2004 to 2007 the Fed raised its rate 4.2 points and the 30 year mortgage moved less than half a point.

From 2009 through 2015 the Fed held below 0.25% for seven straight years and mortgages never got under 3.66%.

One thing has actually helped borrowers. The gap between the mortgage and the 10 year was 2.96 points in June 2023 and is 1.99 points now. That narrowing came from the bond market calming down, not from anything the Fed did.

If your investing plan depends on Fed cuts, don't hold your breath. Keep an eye on the 10 year.

Utah approved 9,724 new housing units from January through May. That is the slowest start to a year since 2017, and 43% below the same stretch of 2021. May alone was the weakest May since 2015.

Builders pull back when homes sit and rates stay high. But permits are tomorrow's supply. Fewer permits in 2026 means fewer new homes and apartments delivered in 2027 and 2028, right when Utah keeps adding people. Less new supply helps the units you already own.

Congress passed the biggest housing bill in decades. The Senate voted 85 to 5. The House voted 358 to 32. President Trump refused to sign it and called it a big yawn.

It becomes law anyway. A bill the president neither signs nor vetoes becomes law on its own after 10 days, and that clock runs out Friday, July 10, unless he vetoes it first.

For Utah owners, the zoning piece matters most: the law pushes cities to allow more homes. It also blocks investors that own 350 or more single-family homes from buying more. A cap that size does not touch small landlords.

Property tax bills are set to jump in a lot of Utah cities.

Dozens have proposed higher taxes for the coming year.

Salt Lake City approved a 12.5% increase, about $100 more a year on a $703k home.

Others are much bigger:
Eagle Mountain 221%,
Roy 55%,
Saratoga Springs 54%.

A brand new city, Ogden Valley, floated up to 506%.

Nothing is final until the public hearings in August.

If you own property, that is your chance to show up and speak.

The latest jobs report has been released.

Hiring almost stalled in June.

U.S. employers added just 57,000 jobs.

Most forecasts called for around 100,000. The government also cut its April and May counts by 74,000 combined.

The Fed had been leaning toward another rate hike. A job market this weak makes that hike less likely, which takes some pressure off mortgage rates.

We watch this number because rates drive what pencils.

Utah Investor Market Update - June 2026:

At the halfway mark this year, single-family is holding, multi-unit is softening.

Single-family is steady.

Through June, sales are up 1.8% for the year and the median price rose to $520,000, up 2% from last year.

Homes take a little longer to sell now, but buyers are still showing up.

Small multi-unit property (2-4 units) tells a different story.

The median sale for a duplex to fourplex is down 5.7% this year, to $613,200.

These now sit 77 days before selling, up from 57 a year ago, and there were nearly 10 months of supply in June.

That is a buyer's market.

If you have patience, the multi-unit rental side is giving you room to negotiate that did not exist a year ago.

If you own single-family, you are on firmer ground.
