A few weeks ago, I discussed affordable housing in Philadelphia. Today let’s talk about a specific neighborhood (and zip code) – 19126. This is all about East and West Oak Lane, at the northern end of Broad Street, and the neighborhood where I grew up!
The median listing price for single family homes is $299,000, up 14% from last year. However, there are only 19 active listings for July and August, which is down 17%. This is a good thing if you are looking to sell your home, and for buyers, housing prices, even with this price increase are very affordable (with half of the houses in the market being prices LESS than $299,000.
For sellers, the average time on the market is a bit more than two months, not great, but not terrible either. For buyers, this means that you may have some negotiating strength if you are looking for some seller’s concessions or a price reduction.
Again, Philly is still one of the most affordable major cities in America – and despite all that you hear about the “high price of housing” a careful buyer can find a wonderful home, while a committed seller can make the transaction happen.
I look forward to hearing from and learning how I can help you sell your property, or, help you buy your new home.
