One thing I’ll never forget again: replace the HVAC filter every month. It’s such a basic thing , but ignoring basic maintenance can turn into expensive problems FAST.

Check your filter monthly and change it when it’s dirty.

Buying a home can feel way more complicated than it actually is, especially when you’re making decisions based on things you’ve heard for years.

You don’t always need 20% down.
You don’t need perfect credit.
Getting pre-approved doesn’t automatically mean wrecking your credit.
And renting being cheaper today doesn’t necessarily mean it’s the better long-term move.

Your first property doesn’t need to be your dream home 🏠

If I had $15K saved and wanted to get into real estate, I’d be thinking about how I could use that money strategically.

Lower my living expenses. Look for rental potential. Build equity. Buy something with room to improve.

For context: $15K is just an example. How much cash you actually need will depend on the purchase price, loan type, closing costs, seller assistance and any programs you qualify for.
