You don’t need more furniture to be a great stager.

I’ll say it louder for the warehouse in the back. 😉

Most sellers already have enough. Enough sofas. Enough lamps. Enough stuff. What they don’t have is someone to help them decide what stays, what goes, and where it all belongs.

That’s the job. Your eye. Your judgment. Your calm in the middle of their chaos.

After hundreds of consults, I can tell you this. Almost every home I walk into doesn’t need more. It needs less, arranged better.

So if the overhead of inventory is wearing you down, it’s not you. It’s the model you were handed.

If you want to map out a simpler version of your business, that’s exactly what we do on a Clarity Kickstart Call. One hour, a personalized roadmap, and a check-in 30 days later. Link in bio.

Your to-do list doesn’t need another thing on it.

It might need one less.

Most Mondays start the same way. You open the laptop, look at the list, and add three more things before your coffee is cold.

This month in the Clarity Lounge we’re talking about simplifying, and this week’s question is a good one. What can you quietly stop doing?

Here are three places to look:

1. The weekly task you dread that nobody would notice if it disappeared.
2. The thing you keep redoing because it’s never quite good enough.
3. The yes you gave out of guilt, not because it fit.

You don’t have to announce it. You don’t have to make it a big deal. Just set one thing down and notice how much lighter Monday feels.

What’s one thing you could quietly stop doing this week?

If you could only keep one part of your staging business, which one would it be?

The consult? The install? The design? The client relationships? The before and afters?

I'll go first. For me, it's the moment a homeowner looks around and says, "Oh, I can do this." 🤗 Yes! Yes you can!! That's why I built my whole business around consultations.

Your answer says a lot about what kind of business would actually work for you.

Tell me yours in the comments. 👇

There's no one right way to run a staging business. There's just the way that works for you.

I built mine consultation-only from day one. No truck, no warehouse, no installs. Not because inventory is wrong. But because it wasn't right for me.

If you're not sure what's right for you, start with these five questions:

How much do you actually want to work? Not what you think you should work. What you want.
What part do you love? The hands-on install, or the advice and the eye behind it?
How much money do you want tied up in inventory and storage? Some stagers love building a collection. Some would rather keep that cash.
What does your season of life need right now? Kids at home, a parent to care for, a spouse with a crazy schedule. It all needs to be considered.
Which jobs leave you energized, and which ones leave you drained? Your energy is telling you something.

There are no wrong answers. Just honest ones.

I talk more about this in my latest YouTube video, "What Kind of Business Works for You." The link is in the comments.

You're allowed to build your business differently than everyone else.

Big warehouse, full inventory? Great, if that's what you want. Lean, consult-only, no storage unit in sight? Also great, if that's what you want.

Neither one makes you more legit. The only question that matters is: does it actually work for your life?

She didn’t get a shopping list. She got a to-do list.

I love a consult where the client is ready to do what it takes to get her home ready for the market. And today was one of those days.

Everything we needed was already in her home. It just wasn’t in the right place for staging yet.

Here’s what we did (or what I recommended and she’ll do soon):

1. Rearranged the living room furniture to open up the room.
2. Edited out the TV and stand, two bookcases, a storage tower, and a mini stool.
3. Swapped two small art pieces above the fireplace for one bigger piece that works as a real focal point.
4. Moved a tree from the primary bedroom into the empty spot where the storage tower was.
5. Traded two bright, personalized art pieces in the kitchen for a neutral piece from the hallway.
6. Reused those two small fireplace pieces in the primary bedroom.
7. Edited a chest, a vanity, and extra storage, then turned the vanity chair and that little stool into a reading corner. Yes, she has work to do. Patching holes, touching up paint, decluttering, pre-packing. But most of it is removing things that are fine for living, just not great for staging.

That’s the whole formula. Remove the extra. Rearrange what’s left. Put the art where it matters.

I can’t wait to see the listing photos. That’s always my favorite part! P.S. The donkey in the photo? Absolutely adorable. Also absolutely getting packed. 🫏.

Thanks for having me, Sacramento!

Stagers are really good at clearing the clutter for everyone else.

Today I got to spend time with the RESA Sacramento Chapter , walking through Clarity in Action.

Here’s the funny thing about our industry. We make a living helping sellers decide what stays and what goes. But in our own businesses? We keep everything. Every idea, every offer, every “maybe someday.” (Maybe it’s just me that does that!!)

So today we staged our businesses instead. We looked at the season we’re actually in and chose one focus for the next 90 days. Just one.

Thank you, RESA Sacramento, for having me. Such a thoughtful group, and so many good questions.

If your business could use a little decluttering too, come hang out in The Stager’s Clarity Lounge and grab Clarity in Action in the classroom. Link in bio or comment LOUNGE and I’ll send it to you.

Not every stager needs a warehouse full of furniture.

This is what my desktop looks like right now. Ideas everywhere, building something I wish I’d had years ago.

I built my staging business consultation-only from day one. No truck, no storage unit, no inventory. But there was no roadmap for doing it that way. Everything out there assumed you’d eventually want the furniture. I didn’t. And honestly, I know a lot of you don’t either.

So I’m building that roadmap. It’s for the stager who wants to lead with expertise, not inventory. The one who wants agents calling because you know how to get a listing ready, without hauling a sofa up three flights of stairs.

The first piece is free. The Stager’s First Move shows you where to start when you’re building a consultation-based staging business. After you grab it, a few bonuses will land in your inbox too.

It’s at the link in my bio. simplifiedstager.com

One step at a time. That’s kind of the whole idea.

Cart closes tonight at midnight.

I haven’t talked about this directly yet, but I’m excited to introduce The Simplified Stager Method! It was officially introduced in a webinar a couple weeks ago, and has received mentions since then, but it is open for enrollment, and it closes tonight.

It’s a 12-week program for stagers who want to build a lean, consultation-based business, no warehouse, no truck, no inventory. Three pillars: building trust without a truck full of furniture, the actual systems (pricing, booking, client experience), and letting go of comparing your business to someone else’s model.

You get live group calls three times a month, my own templates and scripts, and a community of stagers doing this alongside you.

Beta members get lifetime access and 5 additional bonuses.

We start Monday. If this has been sitting in the back of your mind since the workshop or since any of my videos this week, tonight’s the night to decide.

Link in bio. I’ll answer questions in the comments or DMs all day.
