There were 130 military housing units on this ground in the 1940s. Today there are 58 homesites, and one of them just came available.

Cove Gardens was the only military housing in Bay County until 1951. When the Air Force let it go, it took an act of Congress to route the sale through the City so the money would go back to Tyndall. The City wrote the development rules itself — keep the density low, keep the trees standing.

Every unit came out. The site was restored, new roads and utilities went in, and 58 lots were platted. That was 2006.

1150 Cove Pointe Dr is one of them. Just under a fifth of an acre on a quiet interior street. Flood Zone X. Water, sewer, and power at the road. Owners share a day dock on Watson Bayou with a clear run to St. Andrews Bay and the Gulf.

$100,000.

If you've been looking for somewhere to build in Panama City and haven't found the right piece of ground, come walk this one.

Secure Success Stories: 323 days is normal on Silver Lake. This took 33.

Lake houses on Silver Lake do not typically move quickly. The last one to sell sat 323 days.

3580 Seminole Lane went under contract in 33.

My sellers had been handling it themselves for over a year before I got involved, and honestly, I understand why they tried. A large lake lot with a mother-in-law suite is a genuinely special property.

Two things changed. First, we positioned it around what actually makes it rare — the lot and the suite. We found the buyer in two weeks.

Second, we had an honest conversation about price. That's a hard conversation and most sellers won't have it. Mine did, and then they made a decision I think more sellers should understand: they took a strong cash offer slightly under their number instead of holding out for a bigger one.

Cash means no appraisal problem, no financing falling through, no 60-day wait to find out. We were upfront about everything before we ever went under contract, and the deal closed without a single surprise.

If you've got something unusual and it isn't selling, the answer isn’t always the same. Reach out anytime for a second opinion.

Secure Success Stories: The $20,000 nobody sees at 2704 Drummond Avenue

Most sellers don't know this: your appraisal is not automatic.

An appraiser needs recent comparable sales to justify your contract price. In a lot of our market right now, those sales barely exist, not enough homes have traded in the last year to build the case.

When that happens, the appraisal comes in under contract price. Then the seller eats the difference, renegotiates, or watches the deal die.

On 2704 Drummond, I didn't wait to find out. Before the appraiser ever wrote a number, I put together the comps and the condition notes that told the real story of this house.

It appraised. My read is that work was worth ten to twenty thousand dollars to my sellers.

Two agents had this listing before I did. This was a longtime family home and letting go of it was hard enough without losing that on the back end.

If you're listing in the next few months, ask whoever you hire how they handle an appraisal in a market with no comps. Their answer will tell you a lot.
