Generally good article, although not sure I agree with the last item about dark spaces. Dogs like dens. I don't think you can extrapolate from the truth that no dog wants to live in a dark basement that they don't like dark spaces at all. They do sleep like the rest of us and most seem to need a place of their own to go off to where no one will bother them, just better if it is a welcoming place where they would actually like to be.

Climate Change: We Don’t Have 50 Years to Wait

This is absolutely true. I happened to call my insurance company today to find out how much I am paying for homeowner's insurance and learned that it is 20% more than last year. When I asked why, they said it was mainly due to the increased risk of hurricanes, floods and sinkholes. And I live in Virginia, not Florida, where, the representative told me, they are no longer writing the kinds of homeowners insurance polices that they have in the past! So can you imagine how much these changes are costing people across the country as a whole in 2019 and especially in places that are more susceptible to major storms than the DC metro area...? What is the situation going to be in 5 years...?

Instant-sale, ‘buy your house for cash’ operations are multiplying

You really do have to be careful about this. Anyone who offers to buy your house quickly and unseen has to pay you less than market value in order to be able to resell it at a profit immediately.

A couple of years ago I met someone who had been on the market for months both with another agent and for sale by owner. She was ready to sell to an investor friend but even after our full commission she came out 30K ahead of where she would have with the investor. People who want to flip your house will never pay you what someone who wants to actually LIVE there will pay you.

Ditto for agents who tell you they will buy your house if they can't sell it-yes, but at what price? Not the same price they can't sell it for; they can't make money buying your house for more than anyone else will pay so they will buy it from you but for less.

And I just about fell out of my chair when I read the part of this article that said that Zillow will buy your house after you do repairs and will charge you 6-9% and then put the house back on the market with an agent. That is a ridiculous fee to sell your home for less than it is actually worth! We can fully stage your house at no additional charge and get you top dollar so you don't have to sell for less than market value!

The more I read about these new online mechanisms for buying and selling homes "more easily", the more confident I am that there will always be a place for good agents and lenders in the real estate market.

I don't think this tells the whole story. It isn't just aging in place that is causing people not to sell and downsize, it is also their adult children moving back home because of student loan debt (so their parents don't downsize like they might have) and even people who do plan to retire and move away working later in life than people generally used to. And spiraling prices cause some people to stay in place and add on to their current home because they are dubious about the prospects of finding a move-up home they can afford. There is a combination of demographic and lifestyle factors contributing to the lowest housing inventory ever.

Seniors increasingly choosing to age in place are creating a barrier to young adults buying their first homes, a new report suggests.

Fun fact if you are selling or planning to in the near future: compared to last February, the number of properties on the market in Arl/Alex/FFX this February decreased by 4.11% and the average days on market was down by almost 9%, while the average price was up by .7% and the median price by 7.37%.

And last February the market was not exactly flush with properties!

This continues general trends we have seen for the last several years, with less and less inventory and the corresponding impact on price and days on market that that inevitably leads to.
