Sales of new U.S. single-family homes increased to an 11-month high in February and sales for January were revised higher, suggesting that lower mortgage rates were starting to lift the struggling housing market. The Commerce Department said new home sales rose 4.9% to a seasonally adjusted annual rate of 667,000 units last month, the highest level since March 2018. January’s sales pace was revised up to 636,000 units from the previously reported 607,000 units. New home sales account for about 11% of housing market sales. New home sales in the South, which accounts for the bulk of transactions, rose 1.8% in February to their highest level since July 2007. Sales surged 26.9% in the Northeast and jumped 28.3% in the Midwest. (CNBC)

The stock price of Purplebricks, the online real-estate company fell around 25% yesterday after warning that its full-year revenues would be lower than expected and that some of its top executives are leaving. Purplebricks which charges homeowners an upfront fee to market their property online, said its international businesses in Australia and the U.S. are performing below expectations and that Lee Wainwright, UK chief executive, and Eric Eckardt, its U.S. boss, will depart. Demand for housing still exceeds supply. Here is another reason why:

Freddie Mac analysts say millions of senior citizens are staying in their homes longer than their predecessors in earlier generations, keeping homes off the market and making it more difficult for younger Americans to break into ownership. 1.1 million homes have been “held off the market” by owners born between 1931 and 1941, and another 300,000 by those born between 1942 and 1947. Another 250,000 homes are still being occupied by their baby boomer owners – those born between 1948 and 1958. According to their calculations, there is an overall shortfall of 2.5 million housing units across the USA. (Marketwatch)

Buying A Home Young Is The Key To Building Wealth

Homeowners who purchase their homes before the age of 35 are better prepared for retirement at age 60, according to a new Urban Institute study. The organization surveyed adults who turned 60 or 61 between 2003 and 2015 for their data set.

“Today’s older adults became homeowners at a younger age than today’s young adults. Half the older adults in our sample bought their first house when they were between 25 and 34 years old, and 27 percent bought their first home before age 25.”

The full breakdown is in the chart below:

The study goes on to show the impact of purchasing a home at an early age. Those who purchased their first homes when they were younger than 25 had an average of $10,000 left on their mortgage at age 60. The 50% of buyers who purchased in their mid-twenties and early-30s had close to $50,000 left, but traditionally had purchased more expensive homes.

Many housing experts are concerned that the homeownership rate amongst millennials, those 18-34, is much lower than previous generations in the same age range. The study results gave a great reason why this generation should consider buying instead of signing a renewal on their lease:

“As people age into retirement, they rely more heavily on their wealth rather than their income to support their lifestyles. Today’s young adults are failing to build housing wealth, the largest single source of wealth, at the same rate as previous generations.

Yesterday, 30 years ago, the stock market crashed by about 23%. October 19th, 1987.

Today a 23% drop on the DOW would equate to roughly a 5,800 point drop.

New mechanisms in the trading systems would probably halt trading before such a large drop occurred. It puts a 1,000 point drop into perspective.

I read all national numbers cautiously. The Bay Area is always the stand out. But this one is true for us too I think. While there is still huge demand and sellers don't have much to worry about there is a relaxing of the hysteria of the last few years. As an agent who works with both buyers and sellers I think its a good thing to reach a more balanced market and not an imbalance of sellers holding all the cards.

For the last several years, buyer demand has far exceeded the housing supply available for sale. This low supply and high demand have led to home prices appreciating by an average of 6.2% annually since 2012.

Non-Hosted Short Term Rental Moratorium in San Leandro
On July 23, the San Leandro City Council enacted a 45-day moratorium on non-hosted short-term rentals.

According to City officials, San Leandro Code Enforcement staff will enforce the ordinance when they receive complaints. Violators could be subject to fines up to $600.

The City Council will revisit this issue later this Fall. It is anticipated they will extend the moratorium for up to one year while they develop new regulations for non-hosted short-term rentals.

Industry numbers show us that the largest share of home buyers (51%) are coming from those ages 26-30. When preparing a home for sale I work to have the home "speak" the language of this buyer pool. Lighting fixtures need to be updated, colors and other aspects of decor need to be refreshed.
