The average rent in the Bay Area’s largest cities is generally lower than the national average rent. The fastest growing rents in May were in Larkspur, CA, where rental apartment prices increased by 3.2% month over month, $99 more per month. Cupertino apartments saw the second highest monthly increase, jumping by 1.8%, $61 more expensive than last month. The slowest rising rents were in Pleasant Hill, where prices dropped by 0.3% ($6) compared to April.

1st-Time Homebuyers Are Getting Squeezed Out By Investors

Investors have always made up a big part of the market for starter homes. But smaller investors are playing a growing role. Last year, these mom and pop investors represented 60% of investor purchases — up from 48% in 2013, CoreLogic said.

As investors snap up more properties, they're helping drive up prices in many cities nationwide. In May, the median price of existing homes was $277,700, up 4.8% from a year earlier, the National Associations of Realtors reported Friday. For single-family homes, the median price was $280,200, up 4.6%.

Some regions saw a slowdown in home sales at the end of 2018. And last month, sales of existing homes fell 1.1% from a year ago, even as median prices marked the 87th straight month of year-over-year growth, the NAR said.

The pool of smaller, affordable starter houses is low. And the market for these first-time home purchases is increasingly being driven by investors who help push prices out of reach.

Kitchens are among the most popular renovation projects. There were roughly 2 million kitchens remodeled in 2017, costing 140 percent more than they did in 1995, the center calculates in its 2019 “Improving America’s Housing” report.

A minor revamp of a 200-square-foot kitchen, which is roughly the size of a one-car garage, amounts to $22,000 on average, per Remodeling Magazine’s cost-vs.-value analysis. An upscale renovation can surpass $130,000. The National Kitchen and Bath Association puts the average cost of a kitchen remodel, regardless of dimensions, at $34,000, according to its Lifestyle Segmentation Study.

Design-build companies, big-box stores or even a DIY approach can help you get the job done to your liking.

Single-family and Condo/Co-op Sales: Existing-home sales in the West grew 1.8% to an annual rate of 1.13 million in May, 3.4% below a year ago. The median price in the West was $409,100, up 4.1% from May 2018.

Single-family home sales sat at a seasonally adjusted annual rate of 4.75 million in May, up from 4.63 million in April and down 0.8% from 4.79 million a year ago. The median existing single-family home price was $280,200 in May, up 4.6% from May 2018.

Existing condominium and co-op sales were recorded at a seasonally adjusted annual rate of 590,000 units in May, up 1.7% from the prior month and down 3.3% from a year ago. The median existing condo price was $257,100 in May, which is up 5.4% from a year ago.

Existing-Home Sales Ascend 2.5% in May - https://lnkd.in/eJ-V7gH

The median existing-home price2 for all housing types in May was $277,700, up 4.8% from May 2018 ($265,100). May’s price increase marks the 87th straight month of year-over-year gains.

Total housing inventory3 at the end of May increased to 1.92 million, up from 1.83 million existing homes available for sale in April and a 2.7% increase from 1.87 million a year ago. Unsold inventory is at a 4.3-month supply at the current sales pace, up from both the 4.2 month supply in April and from 4.2 months in May 2018.

Though inventory is up, the months’ supply numbers remain near historic lows, which has a direct effect on price, according to Yun. “Solid demand along with inadequate inventory of affordable homes have pushed the median home price to a new record high,” he said.

Properties remained on the market for an average of 26 days in May, up from 24 days in April and equal to the 26 days in May of 2018. Fifty-three percent of homes sold in May were on the market for less than a month.

Mortgage Rates Continue to Hover Near 2-Year Lows https://lnkd.in/ecpaGwv

Freddie Mac reports the following national averages with mortgage rates for the week ending June 20:

30-year fixed-rate mortgages: averaged 3.84%, with an average 0.5 point, up from last week’s 3.82% average. Last year at this time, 30-year rates averaged 4.57%.

15-year fixed-rate mortgages: averaged 3.25%, with an average 0.4 point, falling from last week’s 3.26% average. A year ago, 15-year rates averaged 4.04%.

5-year hybrid adjustable-rate mortgages: averaged 3.48%, with an average 0.4 point, falling from last week’s 3.51% average. A year ago, 5-year ARMs averaged 3.83%.

Sam Khater, Freddie Mac’s chief economist, says, “While the continued drop in mortgage rates has paused, homebuyer demand has not. This is evident in increased purchase activity and loan amounts, indicating that homebuyers still have the willingness and capacity to purchase homes. Today’s low rates, strong job market, solid wage growth and consumer confidence are typically important drivers of home sales.”

Home purchasing activity among investors has reached the highest level in the past two decades, shows a new report, “Investor Home Buying,” released by CoreLogic. The increase isn’t from the big institutional buyers of recent years, the report says, but from more smaller investors entering in.

Investors appear to be homing in on the starter home tier for their purchases, which is giving first-time home buyers more competition, CoreLogic notes.

By the end of 2018, the investment rate in the U.S. housing market stood at 11.3%—the highest rate in CoreLogic’s records, dating back to 1999.

Following the Great Recession, large institutional investors made up the bulk of investment activity. But that has shifted as more smaller investors have started stepping in.

Small or “mom-and-pop” investors—those who purchase 10 homes or fewer—have grown from 48% of all investor-purchased homes in 2013 to more than 60% in 2018.

Large investors—those who purchased more than 101 homes—nearly doubled their activity between 2000 and 2013. However, they’ve pulled back since the foreclosure crisis and now comprise about 15.8% of purchases
